Hello!

We have fallen in love with a property but may need to reconfigure the space (trying to work out costs etc) what would you do with this….

What’s to the right of the picture that’s cut off? Is the exit out out of the breakfast room straight into the garden?

Can't tell the sizes of the rooms but I'd do something like this attached and block off the door to the snug which would help with furniture placement, create a utility, maybe even with a walk in pantry as well at the back of the great room then square off the room.

I’d be hoping to make my kitchen bigger I think. The obvious thing would be to open up somewhere to gain the space but mybthere are a lot of doors to consider 🤣

I was pondering splitting the massive living room but is that a fire place on the bottom wall?

Thank you! Yes the Lounge is an amazing space but I think ideally we would knock through and I’d love the idea of a utility but it’s working out costs and whether we can go through the upheaval that comes with building work with two small children….
we have really fallen in love with the house so maybe that helps!

What is it that you don't like? It seems a good layout already to me, so what do you want yo achieve?

If you love it already, I'd buy it and live in it. You may find what you think you want now is not what you want in a couple of years. For example, open plan living seems amazing when kids are little, but it soon can become noisy/unused when they are old enough to hang out on their own.

@Seaside3 has given good advice. We bought ours 3 years ago knowing what we thought we’d do. But having lived in it we’ve changed the plan completely!!

Agree with pp you should move in then decide. The existing layout is pretty good already.

Some changes I might consider. Remove wall between breakfast room and lounge and make it into a lovely dining room.

Possibly enlarge door/make an archway into the kitchen from dining room. I wouldn't do full open plan. Smells noise etc.

Block up door to snug from kitchen then add counter space across it so kitchen is more U shaped. Maybe keep a hatch to the snug. The kids can use the snug as a play room now and a hang out room when they are older.
