Floor plan help - dead space, with no windows

Hi, I wiped ne really grateful for any ideas about what to do with a room in the centre of a flat we are buying.

It's currently a bathroom, but we are moving the kitchen to the front to get the light and view and so it's next to the living room, and turning the current kitchen into a bathroom.

There is no natural light and it's dead in the centre of the flat.

We are thinking maybe a laundry /pantry type space? It has plumbing for a washing machine now. But 5m2 seems a lot for that type of space in a flat that is 109m2...

Any suggestions or thoughts?

Not sure if my plan is clear or not, we are getting professional ones drawn up currently.

What an unusual layout! I’d knock through from the kitchen, claim some of the space back and then make it a smaller pantry and utility room.

And depending on where the front door is, turn some at the other side into a big coat cupboard.

Agree with adding a large section of it onto the kitchen and then keeping the back part for storage - laundry/coats

Hi! Yes unusual layout! It's a top floor flat with great light and lots of windows so quite difficult to restructure!

The front door already has a coat and shoe cupboard (great suggestion though!) at the far end.

Front door is basically below the E, the only side with no windows.

That is also what we maybe thought. Although where I've drawn the green line in the kitchen is already a built in cupboard which gives us almost 60cm depth so the kitchen units could go along that wall quite neatly without needing to go any further back.

Could still be useful to get the extra space though.

If you are on the top floor do you own the loft space? If you do perhaps you can vault the ceiling and add velux windows or a lantern roof window.
Have you checked with the freeholder?
Does moving the kitchen mean that plumbing and drainage will be a problem with the flats below?

So currently the bedroom is she we want to put the living room because there is a great view out that side and the sunsets out that way, it's like of wasted as a bedroom.

But maybe taking some of it back for the living room is a thought.

Are there any supporting walls? I think I'd knock the whole lot down, build a utility along the kitchen wall, with storage facing outwards from that, and leave a glorious large hall.

Current layout... Kitchen is dark, small, noth facing and too far from the living room (but I don't want an open plan kitchen /living room... Got teens!). Bathroom has no windows.

We would get to the bedroom through the study which we are creating.. It would be a kind of study come dressing room.

Unfortunately no loft space or access to open up to the roof as it's a big block and the roof is currently being reinforced and reinsulated.

Moving the kitchen works according to the builder who came round today as the plumbing is already next door in the bathroom.

My original idea was to knock through from the current kitchen to the adjoining bedroom to make a kitchen diner. But it's still a dark room and miles from the living room.

I think there’s lots of opportunity to do something cool here though! Would love to see the plan when you’ve settled on it. I think taking some of the space back for the kitchen is a good plan, and then maybe splitting it for a laundry and deep but narrow pantry? With an extra fridge maybe? I love being able to shut away the noise of the washing machine.

Ohh extra fridge is a great idea, we even have a small one in the basement right now! So extra fridge, laundry, and pantry.

Plus, space for the ironing board, Christmas decorations, sports equipment, kitchen gadgets, maybe even the microwave which is in semi retirement since we got the air fryer!

Does it need to exist at all as a windowless space? Could you open up the entire central space into a reception space?

have a second loo in that space, for more flexibility. A 3 bed flat really would benefit from a secondary bathroom.

Plus a laundry / utility room.

also, that floorplan feels like you are wasting a lot of space on corridors. i'm sure there is something that could be done to use the space better.

If it helps I live in an apartment (75sqm) which is 2 bed and it's just me

My spare room is used for
Drying laundry
Storage for towels, bedding, cleaning products, Hoover
Wardrobes
Peloton bike and weights
