Commuter towns to London. Nice areas which are affordable

looking to move to an area that’s no more than 1 hour 30 on the train to London
ideally Oxfordshire, Gloucestershire, Buckinghamshire, Sussex. we have maximum 450.00 for a 3/4 bed house.
so far I’ve looked at Bicester, Banbury, Cirencester. Ideally a pretty market town/large village with good shops, pubs and cafes too.
any ideas please?

London is a big place, what bit are you aiming for?

Uckfield in East Sussex has trains to London Bridge and is more affordable than Lewes or Brighton. Its a nice town, independent cinema, swimming pool, Waitrose. I don't know what the schools are like now, but they used to be good.

Definitely important where in London you need to commute to. Getting across London is half the battle.

Not in any of the areas you suggested but Market Harborough is 55 minutes on the train into St Pancras. The train is v expensive but you'd be able to get a 4 bed for your budget. Not a massive one but decent enough.

Pretty nice high street, lots of independent shops and cafes. Lovely villages and countryside surrounding it.

Oh god, don't move to Uckfield! We moved from London to a village just outside it and it was a massive mistake. I guess it depends on what you value in life, but I found it really small-minded, provincial and a bit depressing. And the train line into London is properly shit. It's a single-track line, so subject to frequent delays and cancellations.

That being said, the cinema is good and it has various amenities, such as a swimming pool and good supermarkets. A single nice coffee place. Although loads and loads of new build estates going up on the outskirts, which will put pressure on already full schools, doctors, etc

I think knowing where in London your jobs are would give you better responses.

I used to live in Thame in Oxfordshire. Lovely small market town with a vibrant community. 450k would get you a 3 bed Victorian terrace or a larger, modern house probably, but it’s not a cheap town given its proximity to London.

Chiltern Railways run a regular service from Thame and Haddenham Parkway station with the quickest train taking only 37 mins to Marylebone. It’s a great place for children too with good schools. And only about 12 miles to Oxford which takes 20/25 mins by car. Also lots of good cafes and lovely pubs! It’s a very safe town - or at least I felt it was. People tend to live there a long time.
