NIMBY question - would you buy a forever home near land identified for redevelopment?

In the process of buying a property but local searches identified potential development within 50m.

In brief - council owns a car park which is a loss making asset and wants to build on the land. Latest proposal was for a retail shop on the ground floor plus temporary accommodation/council housing on 1st and 2nd. The proposal also suggests opening up what is currently a quiet cul de sac street for additional access to the site.

im concerned that if any of the plans are materialised there would be 1) noise/pollution from construction work in short term; 2) increased traffic, non resident cars parked on the street; 3) house would be in close proximity to the new council development/grocery store which inevitably comes with more noise/litter.

shall we just run away from this? Or there is a risk this can happen to any house given recent political developments on giving councils extra development rights?

what else we need to consider?

There is always the risk of some development in the future wherever you buy. A few new houses went up about 50m from my house and I barely noticed the noise or any difference afterwards. Key questions for me would be:

How is the car park used currently? Would parking in the street where you are buying be impacted? If your house has a garage, then no issues.

Are you buying in the cul-de-sac? If so, it may mean the area is noisier and busier long term, so if this is an issue for you then it might be better to walk away.

If it is part of a local plan then it is almost certain to happen in some shape or form.

I wouldn’t. But the concept of a forever home is also bizarre.

I live near here - I assume you aren't that local currently if the searches revealed it, as it's been a hot topic on local FB and a LOT of debate about it.

I have never seen that car park being used properly, it will I think definitely get built on.

Are you buying on the cul de sac that would be opened up to be a through road? I would be concerned about it becoming a rat run if there was a way through to HL as well but perhaps the current entrance is too small?

I wouldn't be concerned about the retail store (it could be v handy!) and it's already around other shops.

Much as the area likes to call itself a village, it's a v desirable place to live and pretty built up in that area already. If you like the rest of the area I wouldn't be put off by this. You are buying for the advantages of walking distance to shops and station already and the feeling of the area won't particularly change.

i think there’s always a risk of something like this. We bought a house with a gorgeous outlook in the full knowledge that being on the outskirts of a city, future development at some point is also certain

it could be quite handy if it was a retail development of some kind. But I’d proceed only in the knowledge that something WILL happen, not MIGHT

Oh and 16 dwellings max really isn’t very much. A friend is pissed off that there is a proposal for 270 homes near hers.
