Talk to me people please. How disruptive is this? When do they knock through? About how long from start to it being finished from the outside. Does it need scaffolding? Is there a lot of digging for the foundations. I’m clueless as you can tell!

Shouldn't be massively disrupting. But yes lots of digging (mini digger) for the foundations, scaffolding will be used. They knock through when the extension is built and a roof on, but not necessarily windows in.

Impossible to say how long - depends on the size obviously and whether you are using an all in one building company (who employ all the trades themselves) or employing trades separately and project managing it yourself. I should imagine you're doing the former given your post. Rough timings should be written into your quote.

How disruptive? It depends on which rooms you’re adding and whether you’re making changes to existing rooms. If you’re sticking a living room on the back, that’s a totally different ballpark to a kitchen. If you’re relocating a kitchen or bathroom - yes, that’s disruptive. We were without kitchen facilities for about 6-8 weeks (we had an oven after 6 weeks, was at least 8 weeks until all appliances fitted and sinks plumbed in). The back of the house was boarded off and we lived in a room at the front for about 6-8 weeks. Not ideal! End result was worth it. But I would be lying if I said it wasn’t disruptive - the dust gets everywhere.

How disruptive is this? Not very disruptive unless moving kitchens and bathrooms. Consider getting a portaloo for the builders so they don't need to come into the main house. consider where the skips go. Are these taking up your only parking space for months on end.

Is there a lot of digging for the foundations. Yeah a good bit. Budget for redoing (parts of) the garden too as it will be a mess with machinery and materials storage needed around the build.

It will need scaffolding actually. Otherwise how will the roofers put the roof on? Off a ladder? lol.

I’ve got a thread on here somewhere from a year ago. We opted for a modular extension so it went up in just a few weeks, far less intrusion.

The insulation is excellent so it’s reduced our heating bill. We’re doing a full house renovation so there’s still lots of other work going on. But honestly delighted with our modular extension.

Just had a single storey extension and honestly it was really so easy.
Took 6 months., but the time flew by. The builders demolished the back wall when we were away on holiday after building the extension. Go for it!
