We have a cash buyer on our house, nearly ready to exchange. We had our onward offer accepted in November and are also nearly ready to exchange.
One big problem. On our sale, part of our neighbours garden is enclosed in our fence, very small about a metre. Neighbour has no issue and has said they will transfer to us as it’s been enclosed like that for years and it a tiny patch. Explained all this to our buyer, buyer has met neighbour and been reassured of such.
process of transfer from neighbour to us is taking an age. Waiting on consent from neighbours lender and then we can lodge application with the Land registry, all the legal work for that bit is done.
our seller getting very antsy. Needs to sell asap and has remarketed the property. Apparently has another serious offer on the table. She probably wants us to race to the finish.
Our buyer is happy to wait until the issue is sorted. But if we lose our onward purchase he may want to pull out.
