House selling newbie

Morning all,

I’m new to mumsnet and selling my residential property. I would really appreciate some guidance.

I live in London, Romford,
RM5 area (although originally a Brummie) selling our three bed terrace:

We have really done a lot of work and really doesn’t need any work for a potential buyer. It has an extension and drive. Our kitchen and bathroom is done to a very high standard with quartz work tops and very decent flooring. We have freshly painted it to keep colours neutral and clean for perspective buyers.

Agent valued property 450k - 475k. Similar properties are selling around with less spec. Ours has been on for 3 weeks now, quite a few views but only one offer yesterday at £430k which the agent reckons they had to push up from £420k??!!

property we like is a 4 bed detached (needs modernisation throughout) not to far away up for 650-675k since September. Its with the same agent but admitted it was overpriced. So maximum £650k ??

i guess i have two questions. Is my house too expensive? But then why would the agent start at this price. We need a minimum of £450k to make a serious offer on the house we like, what do we even offer on it. Its with the same agent, not sure if i made the right decision going with same agent but i really love the other house. I wont get attached as it can sell. But this process is so stressful.

Also what happens if i want to try another agent? Could i even do that?

Just wait, 3 weeks at the moment is nothing. Took us a year to sell in London last year.

If the agent is selling both houses you need to get the agent to work for you.

Make it abundantly clear to them that 200K is the maximum up cost you can afford and there is absolutely no more available than that. They then have the option of beating down your sellers by 20k to make that happen or getting a buyer in that will offer the full 450k if they want their two lots of commission.

We had a couple more who gave us around £450-460k mark. I know that £475k is very unlikely but i think they pitched it there for the brackets on rightmove

The 430 is about 10% under asking. A reasonable offer, I'd say.
You can tell them you are looking for closer to asking, or accept, and offer a similarly discounted amount on the house you are looking at.

Suggest actually that you raise the price. Folks like a bargain, and you can get the agent to do the "open to offers" bit to anyone who looks. It sounds a bit cheap

Make sure that your pictures are really good, sunny and light, with a good angle on the garden.

Make sure you have kerb appeal - flowers, clean and trimmed and swept. Is your front door modern and inviting?

look at your clutter factor - do you really need all that furniture? You want buyers to think they can fit in

Look at their write up - could it be more positive about schools, transport?

At the moment 3 weeks is a short time, so have patience
