I’m new to mumsnet and selling my residential property. I would really appreciate some guidance.
I live in London, Romford,
RM5 area (although originally a Brummie) selling our three bed terrace:
We have really done a lot of work and really doesn’t need any work for a potential buyer. It has an extension and drive. Our kitchen and bathroom is done to a very high standard with quartz work tops and very decent flooring. We have freshly painted it to keep colours neutral and clean for perspective buyers.
Agent valued property 450k - 475k. Similar properties are selling around with less spec. Ours has been on for 3 weeks now, quite a few views but only one offer yesterday at £430k which the agent reckons they had to push up from £420k??!!
property we like is a 4 bed detached (needs modernisation throughout) not to far away up for 650-675k since September. Its with the same agent but admitted it was overpriced. So maximum £650k ??
i guess i have two questions. Is my house too expensive? But then why would the agent start at this price. We need a minimum of £450k to make a serious offer on the house we like, what do we even offer on it. Its with the same agent, not sure if i made the right decision going with same agent but i really love the other house. I wont get attached as it can sell. But this process is so stressful.
Also what happens if i want to try another agent? Could i even do that?
