5 houses for sale on the same estate

We are due to put our house on the market in March however there are 4 other properties of same size as ours on our estate that are currently up for sale

Would you see this a good thing or a bad thing? Would it make you suspicious as to why so many of us seem to be moving when there are very few other houses in our town for sale at the moment (11 in total, 4 of which on our estate) and our town/area is large and a very high demand area.

For what it's worth ours is a much nicer finish and better standard e.g triple glaze windows, kitchen and bathroom less than 2 years old - which the others don't have. The price our EA suggested is 10K less than what the others are looking for - again, would that seem suspicious?

If it's a tiny estate of 8 houses, then I'd be concerned. If it's a few hundred houses, then it's not a massive percentage, so I wouldn't be concerned (unless they were all on the same street, then I'd be 🤔 about it).

How long have the others been on? If they've sat for a while, your agent's price is probably more realistic.

I think 10k less for better house would seem bargain rather than suspicious. A buyer can always get a survey to reassure themselves.

How many houses roughly on the estate? I’m more surprised that so few houses are for sale in an entire town!

When we were looking to buy, there were four up for sale all on the same road (out of 50 or so in total). It did make me suspicious! But I posted on the local Facebook group to ask if anyone was aware of a reason why and got lots of replies saying that it was a nice place to live and seemed to be nothing more than a co-incidence. I ended up buying one of them (and it really is a lovely street!)

Demand extremely high.

Our estate is slightly on the outskirts, about 5 minute drive to school, shops etc.

I think if it’s a mammoth estate like that, it’s fine. I can’t understand why your agent is saying yours should be cheaper if it’s better. That’s odd. Generally the nicest house is highest priced.

It's mostly due to the position of the house; ours is quite exposed whereas the others have nice, very private back gardens. The others would be slightly more family friendly due to this.
The others also have oil heating whereas we have older storage heaters. Our bills are much higher due to this

I don’t think I’d be suspicious. Sometimes it’s common for a neighbour to sell and then their neighbour think hm that’s a good idea. Also is it a new ish build estate? If yes it may just be the right time for the original owners to move on for various reasons after all buying at the same time
