Recarpet house to sell?

We're selling our house and I'm wondering if you'd recarpet in this situation. All still fitted properly and no big issues like burns, holes or huge stains.

Living room: worn very flat due to foot traffic, playmat has flattened parts, some small stains from toddler.

Bedrooms: good condition generally but each has a few paint splats (coaster sized) from decorating that aren't in places you'd have furniture.

Throughout: cat has pulled up individual threads in random places and especially around the door frames.

If we were staying, our attitude is "we want to replace but fine until the kids are older and the cat isn't with us". It's probably the first thing a buyer would do though (rest of house is in great condition).

We've priced assuming they will recarpet themselves but could do it ourselves to improve it for viewings if it makes sense. Or maybe just redo the lounge as it's a first impression of the house.

Carpet is currently soft mid-fluffy "vanilla" (beige) and would replace with the same. It's about 70sqm total

Currently looking for a house to buy. I’d rather you left it as is and priced accordingly. I hate carpet, and would want to put in my own choice of non-carpet flooring.

Could you get a quote for a deep clean? That won’t help much with the cat pulls or the playmat flattening, but it will get rid of the staining and make it look fresher and more marketable.

Don't replace but price it as is. Taste in flooring is very individual and I'd have been put off by brand new not to my taste flooring.

Hire a carpet shampooer and get it deep cleaned.

That's a good point, I hadn't thought about someone not wanting carpet at all. And that's especially likely in the lounge so puts me off my "just do the downstairs" approach.

I haven't re-carpeted my house and wouldn't expect it to make much of a difference to the price. I'd only do it if I were renting the house out.

I think some buyers can be put off if they see something newly done that isn't to their taste, as they assume it's in the price and so money wasted.

@PastorCarrBonarra @RidingMyBike

Thanks for the suggestion. We use at-home carpet cleaning machines every six months or so (hired a rug doctor and used our own one). The carpet gets fluffed up and smells better but the stains haven't shifted. Especially the paint unfortunately. Is a professional one that much better?

I would recarpet anyway, so save your money.

Save your money - people will want to put their own in anyway

Snip off any obvious long threads and buy some rugs!

Probably not - I reckon they’d use the same things you do.

So I’d save your cash.

No just get it professionally cleaned so that it’s not actively ick.

My pro cleaner does an amazing job on stains. And it’s not particularly expensive.

Roselilly36 · 11/02/2024 14:55

I agree with most posters, have the carpets cleaned, having carpets fitted is quite a lot of hassle, assuming all your stuff is in there, and whatever you chose might end up being replaced anywhere. Good luck I hope you get a quick sale.

SunflowerSeeds123 · 11/02/2024 16:10

When vendors put new grey carpet down I want to scream.

No!

Leave the old crappy flooring and I'll change it myself. (I like colour)

boredybored · 11/02/2024 16:25

Just get it cleaned , will be hundreds rather than thousands

I got my mums carpets cleaned for £60 in the southeast so well worth it
