Anyone from Sutton (London) - Which areas?

Hoping people from Sutton in London can help me 🙋

I am looking for a family home 3-4 bed, good garden, preferably driveway.
The area must be "naice", safe and access to good schools.

Which are the best area or roads even here?
What are trains like? (West Sutton trains to London seem a bit slow)
People?
High street?

You'd be better off looking at Carshalton or Cheam than Sutton if you're looking for 'naice'.

@NeverDropYourMooncup thanks, but I don't want to dismiss the area and would rather have certain areas and roads in Sutton to look up and check out.

If anyone has roads for us, that would be great!

Trains from Sutton are good. The West Sutton Thameslink branch is slower. Depends where you are going as they link in with Wimbledon or you can go the other way round the loop via Hackbridge. You don't have to get off the train even though it says it terminates at Sutton.

I know the Carshalton side better. The Poets Estate is nice, as is the area towards Belmont (near the Gallop etc). I quite like some of the roads near St James Avenue, as they are quite convenient, but not sure they are 'naice'.

Sutton Hugh Street is decent IMO. You can get most things you need. (It's our local). It has suffered a bit with the loss of Debenhams etc but has a reasonable number of businesses coming in. There are regeneration plans (some love them, some hate them!). It's not as naice as some places, and I don't hugely love the pubs/restaurants, although there are some nice places. We often go to Wimbledon for more selection, or to Carshalton/Banstead for nice pubs. If relevant, schools are generally all pretty good.

I think it's a decent area. We are settled here and plan to stay, but it depends what you are comparing from I guess.

Have you been to Sutton OP? It’s grim. So is Cheam.

I’d go for Worcester Park, Motspur Park or New Malden over either any day.

It's not exciting but it's really not grim. My knowledge or Worcester park is limited to the endless traffic jam going through the high street!

To the op. 'South Sutton' is the nicer end. Although more expensive so depends dd on budget. Or maybe heading out to cheam off mulgrave / worcester roads.

Carshalton village can be nice, Carshalton beeches can be a bit more for public transport depending on what side of Banstead road you are on - the side nearer Sutton is better and it sort of feeds into south Sutton.

I'm not so familiar with the west Sutton area.

Although if you need secondaries check distances. Wallington side has more grammar schools but maybe not so good for non selective.

South Sutton is the most desirable area with big houses but further away from the train station. The High Street is nothing special but it’s practical, a good M&S, Boots, big newish Sainsbury’s. It’s generally a safe area, lots of families. Like everywhere it has a few rough parts.

I agree with the other person, Cheam and Carshalton are more naice. I live in Carshalton Village, it’s close to the station and less than 30mins to Victoria. Nice community, schools, green spaces. Cheam feels a bit posher (has a Waitrose!).

People from Sutton/ Wallington help me with the below please?
We are thinking of moving to Sutton purely school purpose and also need to be in commutable distance to central London.
We have a boy 8yrs and a girl 3yrs old.
What are the best places for family living in Sutton/Wallington?

Shall we consider Wallington? How about Sandhills street in Wallington please? Any recommended places to look for please?

@SaKarr that's a bit more beddington I think.

I am not sure it's the best located - it's a bit away from main shops / station. Also not sure on primary's - beddington park I think would be in catchment, maybe highview. Not sure on others.

Not sure what your budget is?

My favoured area would be between Wallington and carshalton where you can get to both easily. Not sure what your budget

Butter Hill is popular that's at the bottom of Wallington.

I will have a look at the mentioned locations.Are there any good/outstanding Primary and secondary schools?
We prefer a nice peaceful area within catchment of good schools.

@SaKarr I don't think that £700k budget will get you a detached in the nice areas. A 4 bed semi though it's a reasonable budget for.

May I ask you what other places do you recommend to look within Sutton area with good primary and secondary schools please?

@SaKarr secondary's with good results are probably greenshaw, cheam and glenthorne.

There is also a Harris, they are only in second year of GCSEs though so no idea on results.

Not so close to primary anymore.

Carshalton and the bottom of Wallington are very green, there are loads of parks and also the wandle. Cheam has nonsuch / cheam park which is also huge.

There is still not a huge choice of 3 beds if you still want detached looking at Rightmove but there are a couple more Worcester park way.

Sutton borough is very popular due to v.good secondary schools and I guess this may be your motivation too. Trains from Sutton and Carshalton are v.reliable.
To the person who said Sutton is grim has not been there lately. I was there 10 days ago, lots of new small cafe style places/eateries opening in Sutton. Existing shops still there. Shame for Debenhams gone, I agree.
If you live in Cheam for bigger shopping you will go to Sutton or further to Kingston.
I used to live in Wallington and both kids went to local Grammar schools. Travel from there is slower to London but plenty of people commute since there are trains to both Victoria and LB.
IMHO if the commute from any of those stations to Central L. is doable just look for houses within 15 min walk and you will be fine.
Plenty of good Primary schools are in each corner of the borough and due to population moving in and out you will eventually get a place in a desired school.
There are houses going on and off the market all the time. Just keep an eye on the websites and you will be able to find something. Unlikely it will be a detached 3 bed. More likely a semi. I love Beddington Park. Mellows Park in Wallington was the closest. But we also went to other parks with our dog.
Plenty of activities for kids in the area and that is what you will be using most.

Advice would be to keep central - SM1 or SM2, Carshalton Beeches or Cheam. Don't stray into Beddington or secondary options are tricky. Have a look in Belmont or around Downs Rd or Rose Hill Park West for affordable options.

Compromise on size of house to get the school aspect right.

4-bed is tricky - could you buy a three bed and then convert the loft or the garage?

Yes the main motivation for move is schools. We’ll give a try for grammar school and also looking for outstanding schools around in case.
I am in the process of getting to know more about the area before taking a decision.

Yes as pp said I think you will struggle with the detached bit. There look to be quite a few 4 bed semis within budget.

Also worthwhile keeping an eye on bus routes - the buses to Morden are really handy for train strike days or just getting home after a late show or something in London - from carshalton / Wallington there are a couple, Sutton lots. Not sure from cheam though.

Advantage of Sutton / Carshalton station is the thameslink. Wallington just does LB / Victoria. Although the V line is a little slow LB is pretty quick - about 26 minutes.
