Any idea of costs for moving boiler from an upstairs bedroom into the downstairs? Going to turn the 'diner' into the kitchen so it could go directly below

Does the vent from the boiler go up through the roof, or out through the wall?

If through the roof, you will almost certainly need scaffolding to enable roof repairs.
And if through the wall, is it the back wall or side wall near the window?

  • If the back wall, also difficult to put scaffolding due to conservatory below.
  • For side wall, may be possible without scaffolding if the hole that will need to be filled can be reached from the window.

Anyway, if you need scaffolding it's going to be quite expensive...

And if it went through the back wall upstairs, you won't be able to do that downstairs due to conservatory...

I'm not sure why you need to move the boiler to turn the diner into the kitchen - the two don't seem to be related?

We moved a boiler 1 meter and it cost close to £2000.

Not ideal having a boiler in a bedroom.

OP, it shouldn't be too costly if the pipework is within regs. Depending on the location of your flue and pipework, it may be easier to move it to the bathroom (though there are regs on how close to the bath and sink it can be).

We just had ours moved as part of a kitchen refit and it added about £1000 to the overall budget. Might be more if that's all you're having done though.

For a combi boiler you need 7 things. Electric supply. Gas supply. cold water feed, hot water out. CH out. Flue out. Condensate out.

Flue is the biggest problem normally. You have to escape on an external wall. If you run the flue any length internally then it has to be inspectable IIRC so even if you board it off you will need inspection hatches.

It will look weird having it in the dining room, and if you are moving it and it is any age say >10 years it would probably be better to replace it as well.

That’s gonna be the new kitchen, but thank you
