I'm going to be putting my house on the market in the next few months and would appreciate any guidance please

I don't think it will be until at least two months time but could be longer. I haven't sold a property since 1998 and that was a flat in London. I'm selling a house in Kent.

I would love any tips for what I could be doing now to make my house sellable. It's not so much about getting every penny but about a reasonably quick sale. I need money for a future house but emotionally need to move so it's a balance.

I have started packing so the garage and loft has some boxes in but it helps as not too cluttered.

Thank you, even obvious things would help.

@Papricat is that for extensions? My house is about 30 years old but there's been no extending by us or previous owners.

I saw a house on RM the other day, the bathroom photos were mad, the toilet was SO distorted that it looked like a surf board!!

Why would you ask EAs about crime and schools when you can find this info online?

Specifically because I was told a school was rated excellent by the EA (when it wasnt and it and was also catholic when we arent catholic ) and they tried to justify it for an priced house with this false information and the faith based school wasnt one for us anyway. They do lie you know.

Crime and feelings of safety are two different things.

@BirthdayRainbow rent a storage place to put excess furniture and packing boxes. declutter, deep clean, repaint neutral and recarpet/refloor if necessary.

My house is on the market and today I have my first viewing which was booked on day one of putting the house up for sale.

House looks great but I know it could still take time but I'm also thinking I only need one buyer and why not the first one?!

I am also looking for my new home and that is proving really difficult.

I remember the day mine went on the market 6 weeks ago and how excited/nervous I was. I really felt like it was going to sell that weekend. 6 weeks later and only 4 viewings (and countless cancellations) we are still not sold. Very disheartened. My house is immaculate and all the feedback has said the same but people are feeding back that they're worried about parking. It's clear to me now that it was put on at too high a price and at this point I'm not sure it will sell with the current agent. I think we need to go back on at a realistic price with a new agent. I've had more agents knocking on my door trying to sell it for me than I've had viewings...

Good luck with yours, I'm sure if the price is right you won't have the same experience!!

They like it. I am certain they won't offer the asking price but that is fine as I have some leeway but decided to take a punt and I've stated offers are welcome. A second person did a drive by and pulled out as too rural. Ridiculous as we're not but since they were coming from London they have that mindset. Another viewing is booked in for next week.

I am being positive but realistic. Why couldn't it be the first one to look buy it? I'm just happy it wasn't a flat no. They have looked at another one which has a more modern kitchen but mine 100% has the better plot.

You've obviously been decluttering/tidying which is a start. As said, get all paperwork in order, guarantees/receipts for any recent work carried out if you have them. Tidy garden and then keep grass cut on a regular basis when for sale. Have a spring clean, looking at surfaces easily overlooked like around handles, door edges, light switches and give any integrated appliances a good clean. Take some photos yourself, see if there's anything that stands out as being a negative and if you can tweak it.

It's more than a start as it's done. Everything is clean and tidy. There's nothing more I can do to make it look it's best. The agent is happy and said I don't need to do anything else. The photos and video are incredible. I'm really pleased as I've looked at threads on here where people are saying why isn't my house selling and they've been given a huge list of things to change and told the photos are awful so my hard work has paid off. So now I wait and have to look for my next home. That's hard.

Good luck, OP! My house went on the market last week and it was so much work to get it ready (massive declutter, lots of little jobs, then "just" the tidying and cleaning). I'm confident it will sell for a good price as we've had loads of interest and positive feedback. But we are no closer to finding a house we want to buy; there's not a huge amount on the market. It's a bit of an anticlimax as you want a new house to get excited about as pay off for all the hard work!

Anyway, I hope you find a buyer and a house to buy soon.

I am still trying to narrow down the village or town I want to move to which is proving tricky. I'm not fussy but I've got a few animals to think about which is meaning I have to have a back lawn and it's a shock how many houses have paved back gardens and not a blade of grass.
