How much would it cost for an extension??

Hi all, thinking about buying this house but would like to extend out the back (which is to the left in this diagram). Ideally replace the conservatory and extend the dining room out to the same place. But dont know what would happen to the kitchen?! and the brown corridor area too. It's prob about a 4m x 11m extension to extend out to where the conservatory currently ends, maybe thats too much? complete novice here! Any recommendations and rough estimates on cost? its in Surrey FYI. Thanks!

We have been told to budget 2-3k per sq metre. A lot depends on spec, though.

Sounds like you will re building or adding about 70% of the existing sq ft downstairs. The end result will be an amazing living space. You will need to re configure corridors etc so should budget at least £150k for this.

How much is the house? You will get better advice if you share a link.

We got a quote 2 years ago for a single story extension with more windows (half way between and extension and garden room) and it’s 30-40k. Probably 3/4m by 5/6m. Never went ahead as it shot up from 15k before covid

That's one hell of a chimney stack and I imagine you will have to work around it. I would anticipate this will be quite a big project because the layout needs a lot of reconfiguring, and presumably you want to renovate the rest of the house too? I think you need an architect to advise as needs a bit of imagination. The whole house could easily cost over £200K to extend and revamp I suspect. Beautiful house though, really gorgeous features and space

Looks like it been on the market for a while. If you could get it for about £720k, that would be a decent deal.

Digging foundations for a big extension is always going to be the most expensive (but spectacular end result) way of doing it. You could turn the conservatory into a solid roof orangery type kitchen to make it more usable and extend it slightly to align with the garage outer wall. Convert the garage into a living space which then opens up into the new kitchen. For a fourth bedroom you go up into the loft and have a master suite with big dormer windows.

If you were to do all that, you’d probably looking at a full renovation cost of £300k. For doing the downstairs extension and adding a fourth bedroom and a full renovation probably more like £500k. In both cases, you’d end up with a great house, which will make its money back given the location.

£200k would not even touch the sides of a project this size.

Love that, I’d include the garage. You could double the size of the ground floor and then either do a double story extension above, go up into the loft, or a cheaper option would be to include a further guest bedroom/study on the ground floor.

I'd be trying to vaguely work with the existing wall lines and doing something like this. Not much help with costs though sorry

What a beautiful house OP!
We are planning a single storey extension to replace our 3 x 4m conservatory. Rough estimate is around 30k. I imagine yours will perhaps be around double?
It's much cheaper to replace the glass and/or roof to create an orangery type room depending on your budget.

South east, large extension....did similar (but smaller), no change from £400k two years ago.

Whatever you think it will cost, multiply by pi 3.141........

We would probably do the upstairs in a separate job if it was feasible to do later.
quite like the idea of converting the garage into a spare room/office and having a shower/ toilet and utility in that dead hallway space.

whats the deal with the chimney breast - would it be really expensive to knock down? I actually quite like it, so would keep it if it made sense to extend around it

Looking at the bedroom pics you can’t go into the loft as they go up into the roof space.

One of my siblings, who coincidentally lives down the road, did a huge ground and first floor extension extension for £350k, finishing 2 years ago. I was quite incredulous that they would bring in on budget as it seemed low for the extent of the work but they did. I could even get you a recommendation for builders.

There is no issue with the chimney, like you say you just build around it.

We got such a wide range of answers when we asked around about how much it was going to cost when we extended our home, some absolutely terrified me! We ended up speaking to a company called Home Tales who gave us a quote and we went on to use them to get our planning permission. It was helpful getting a few quotes before we committed to the work, there were a few costs we hadn't considered and a few friends who had me up at night giving me numbers in the 100's k😬
