Tips for selling in regency Leamington Spa!?

Hi all

Looking for any people with knowledge of the area/situation. We are about to put family’s 5 bed townhouse on the market, lived here 30 years so it’s quite ‘lived in’ and full of ornaments and books. It’s a regency property in town with high ceilings and period features Bathroom walls currently bright colours etc. Given the other properties in the area, it’s clear any buyer will spend a fair amount on renovating kitchen etc. and

How far do we need to depersonalise it to sell it? Paint the bathroom walls to neutral or will buyers just recognise they need to paint it? Remove photo collages etc? Any advice much appreciated as I’m sure we are blind to how it looks… the house has great bones which mean we maybe don’t see how it presents now!

Where in Leamington is the house? I think those kind of houses sell pretty easily, but depends where it is. You probably don't need to paint it, but decluttering is always good, so people can see what they're dealing with.

Not far from the fire station. Definitely encouraged decluttering! We are a bit concerned at the general sense of the market nationally (I no longer live in the area) so quite concerned about it sitting on the market. It’s also quite unique as a property as there is an associated business premesis so worked the market is smaller!

Would you be put off by bright colours in some rooms rather than modern white rooms?
