Quick question for anyone who may have experience with this.

when I moved into the house I’m currently renting the furniture was very old fashioned. I replaced the couch (told landlord I’d leave the new one when I move out and he had no issue with this), but also removed and replaced two of the bed frames from the house. I’ve since bought two brand new beds with mattresses to go into the house when we do leave so the landlord won’t be without furniture, I’ve got them stored in a storage unit at my parents house where they’re safe and secure as I don’t need them in the house

my landlord is doing an inspection next week and I’m worrying now about the beds. Should I bring them into the house before the inspection or should I just explain to him that I removed them but have new ones in storage waiting to be moved in whenever we do eventually leave?

there’s no inventory list on my lease and all it states regarding furniture is that the tenant agrees all furnishings are in working order and same will be left when tenancy is ended.

I wouldn't worry about it. When you leave, the original beds will be left.

I disposed of his beds but purchased two new ones to replace them, do you think this will be an issue?

Doesn't matter a jot because of this. Tell him you bought better ones. Don't put it in writing.

If you're storing beds, why did you not store the ones that were in the flat already? It's bonkers spending money on furniture just to leave in someone else's flat!
In any case, I wouldn't bother raising it with the landlord just now unless they ask when they see the beds are not the ones they left.

I had originally bought the beds to bring into the house as we needed them, however since found out I’m pregnant so needed one room left with no bed and my daughter received a mid sleeper with a slide for Christmas so didn’t need the second bed either. He’ll be here next week and will see the beds are both missing.

I would imagine the check is more about making sure the property is well looked after, no leaks, mold, damage etc rather than him saying "oi, that's not the right bed frame". If youve looked after the place (which im sure you have) i wouldn't worry one bit. In fact I'd be surprised if it was even noticed.

The house is immaculate. Especially now that I’m nesting and have been on a cleaning frenzy for the past few weeks. Everything is gleaming in here and I know cleanliness isn’t an issue - there’s not even any wear and tear here as I take pride in our home and often get unexpected visitors, it’s like a show home most of the time (with the exception of when my daughter runs rampant with her toys). Do you think I should just say nothing about the beds then and let him raise the concern with me?

Yes I think I would not mention it personally. If they ask you can just tell the truth - they weren't in good condition so I replaced like for like. However, these are different beds and I will put the replacements in whenever we leave.

One bed base had no mattress and was in awful condition, the other had a mattress and was in similar condition. What I’ve purchased is two new beds both with mattresses. Though if he raises any issues I’ll be quick to replace like with like - buying a couple of second hand bed for each room with only one mattress

Just adding - landlord left no inventory of what furnishings were in the house to begin with so I doubt he can do anything

Your landlord is lucky to have you as a tenant. We stopped renting out as furnished as we found most people wanted to provide their own bits of furniture. Much easier for us in the long run.

I’ve always preferred to have my own furniture but I’ll always replace anything of the landlords that I get rid of - and always with an upgraded/newer/cleaner version. My only concern right now is that I’ve removed two of this bed bases and have only brought my daughters new slide bed into the house, leaving the other bedroom as a nursery for my new baby. Just hoping he doesn’t get annoyed - I do have two new beds I had purchased before finding out I was pregnant, I just didn’t see any point in moving them into the house at that point just to remove them to storage in another few months.

It would have been more usual to ask the landlord if he wished to take the beds back himself before you threw them out. Of course people often want to use their own furniture instead but they don't normally skip the furniture that was there without asking the owner of it.

I'd be tempted to just say the beds are in storage and will be replaced when you leave and not mention that they're different beds at this stage. Have that discussion when you come to move out.

I would have checked before skipping them (just in case they belonged to his nan and he wanted to hang onto them or some other reason why he wanted to keep them in which case he might have taken them away and stored them for you, saving you buying new ones) but there's nothing you can do about it now.

It depends. We had to rent out a furnished flat whilst on a temporary contract abroad. The tenant replaced decent, expensive, though old fashioned, furniture with their own cheap stuff, and left it. We were furious - the managing agents didn't notice though so you'd probably get away with it if it's agents rather than the owner doing the inspection

Update: landlord requested a zoom inspection instead so I had a video call with him this morning, he mentioned the beds but had no issue with them
