They have estate agents coming out next week but they are pretty anxious about the whole process and asked for my input.

They have 3 different agents coming for a valuation next week and they do need a certain figure to be able to move closer to me.

What questions would you ask the agents? What things should they look out for?
What would make you favour one particular agent or company?

This is in Scotland if it makes any difference.

The market in Scotland is so very different to England that I don't know if any if this is relevant.

If I really had to move right now, I would chose the agent that waxes lyrical about their sales progression team. Those are the folks who manage to keep a chain together when folks are playing silly buggers.

I would be asking them what their average market to sold STC time is over the last three months. Anything older than that is irrelevant in this market.

When they offer a house valuation I would be asking for proof on where they got those numbers from. Only completed prices over the last three months would matter to me.

You can watch moving home with charlie on YouTube. He has several videos from the last four months on what to do if you absolutely have to sell your house. Be warned: he waffles a lot and quite a few people absolutely hate him!

Have a read of this Guide.

We sold a year ago and the agents were all very similar so we went with the agent who had the best photos of other houses on-line (Hamptons) good photos mean more viewings and the more people through the door, the more likely you are to sell. They used a professional photographer rather than taking the photos themselves.

Similar situation here, although in England. They have now chosen an agent. Fees is a big consideration, and whether there are any extra charges. For me, another big thing is how responsive and professional they are, for example are they quick to respond to emails. Also how much they like the person who's going to be dealing with the sale (bearing in mind this may not be the same person who does the initial valuation). My DParents have gone with a well known national firm for theirs, they also had a few different ones round to give valuations.

For Scotland the valuation is done as part of the home report. As this will be available to potential purchasers it's best to look at agent fees etc rather than what they value it at.

Also is there a local property center that the agents use? In some areas these are more popular than right move etc.

Also not all events use floor plans. Use one that does if you can.
