Where to buy a flat in London?

Hi, we are looking to buy a flat in London but don't know which areas would be best to live in. Currently renting in East London in a not very safe area and would like to live somewhere nicer and safer. Budget is £550k and we would like to be within 10 min walk of the tube/ overground and not too far out so ideally zone 1/2. It would be good to be near some nice cafes/ restaurants too. We would prefer a 2 bed but would consider a 1 bed. WFH at present so no work location to consider. Would be very grateful for any suggestions or places not to buy.

Stoke Newington?

Also newer purpose built would be better than older developments or converted houses. The sound proofing is far better and energy bills lower. I say this from living in both.

Used to live near here. Quiet area but just a few mins walk to South Wimbledon tube. House is freehold and you get a garden. Walkable to Wimbledon station for district and main line. V close to tram for Croydon/Gatwick. Restaurants bars etc in Wimbledon and Wimbledon village - from the village hop on a 93 bus to get home that goes right by the house.

Zone 3/4.

Kensal Rise / Kensal Green are lovely, on the Bakerloo line and should be within your budget. Kensal Green (closer to Willesden Junction station) is slightly further out so a bit cheaper. Cafes and pubs along Chamberlayne Road and a big Sainsburys 10 mins down the road. Housing is a mix of Victorian terraces - houses and flats. Has a lovely feel. Willesden Green (Jubilee line) is similar.

Central London is too big for anywhere to be walking distance to all of central London. It would take more than an hour to walk from Pimlico to Moorgate, for example.

I disagree. It’s all within an hour. It’s half an hour to the west end, 40 mins to paddington, 25 mins to Whitehall.

It takes about 45 minutes. DH used to do it regularly (fit ) but why wouldn't you cycle?
Moorgate isnt really central London?
Boat is quicker
It is a great walk though

5 mins walk to Victoria line. Less than 10 to Jubilee
25 mins walk to Covent Garden- 30 to John Lewis on Oxford Street

Moorgate is very much central London. Actually more so than Pimlico. The clue is in the postcode. For WC and EC postcodes, the C is for Central. Pimlico is actually inner London rather than central.

Road distances to London are traditionally measured from a central point at Charing Cross (in the City of Westminster), which is marked by the statue of King Charles I at the junction of the Strand, Whitehall and Cockspur Street, just south of Trafalgar Square.

Tufnell Park feels pretty safe as well as walking distance to a tube & has neighbourhood bars/cafes/ restaurants plus Hampstead Heath close by. If you’re interested in North London.

yes, was thinking about the roads near Tufnell Park, extra benefit being near Hampstead Heath.

I know you said flat but you could afford this lovely Victorian three bed terraced house in a conservation area in Penge. https://www.zoopla.co.uk/for-sale/details/66538297/?searchidentifier=978f4c49279e3d88e92ddec8d464d76be849a7e02c4e00d18024fd65af98cc25 - it's about 3 minutes from Penge East (18 minutes into Victoria, 9 to Brixton) or 10 mins from Penge West on Overground which will take you to Canada Water on Jubilee Line in less than 20 mins, or Whitechapel in 25 mins). Loads of cafes, pubs, restaurants and general shops within ten minutes walk. It's also in a very safe area, and a cul-de-sac.

How about Highgate? It feels a lot safer than east London and has lots of nice cafes & restaurants. Some great walks and interesting history on your doorstep too (Hampstead Heath / Highgate Wood / Highgate Cemetery) the views over London are amazing, plus a tube station to the you to the centre in no time.

You won't find something massive for £550k but there's still a fair bit of choice at that price.

Used to live in this street. Fairly good two beds with lots of green space around. Easy walk to northern line (South Wimbledon) but also easy walk to Wimbledon itself for shops etc (and train/district line of course) and simple bus to Wimbledon village for restaurants etc

Why don’t you just visit different areas and see how you feel about them. After all you live in London, you’re making it sound like you’ve never left east London.
Tbh there is no such thing as a “safe” area in central London.

It's always felt very safe indeed where I've lived my whole life in central London.

OP would get more for that price a bit further out, though.

Just a short walk north of Tufnell Park is lovely and a short walk to all those places, supermarkets etc. in Archway (not great shops, but ok for basics).

Crouch End is nice, too, although there's no tube.

Not quite.
Road distances are measured from the site of King Charles I statue in Trafalgar Square. This is where the original 'Charing Cross' stood. The current Charing Cross is a replica, the one near the station and distances are not measured from this point.

Flats don't appreciate in value. If a ftb looking to get on the housing ladder I would save another 100k and get a maisonette in zone 2/3.

Islington and West Hampstead are both good. West Hampstead has exceptional transport connections with overground and thameslink and tube.

I used to live in Clapham South. I also really liked the neighbouring areas of Balham and Battersea. Transport is good, but property a bit pricier I think.
