Boiler broken -Landlord won’t respond

Hi everyone,
Was looking for some advice. I’m a tenant in a private rental flat and have woken up with no radiators/heating working. The hot water is working and gas hob but water coming out the taps is extremely hot (despite being set to 40c).

Ive texted the landlord and tried ringing since this morning and had no response. What should I do now? I’m planning on emailing later this evening but concerned she won’t reply (I originally rented through an agency but after handover was told all communication was to go through the landlord.

I wouldn’t mind wrapping up and waiting but I have a 2 year old ds and 8 months pregnant so hope to get this sorted asap. The flat is badly insulated and cold even with the heating on so without it’s going to be freezing.

She already hasn’t responded to my email off a few weeks ago regarding a repair in the bathroom hence I’m worried she won’t respond to this one. Any advice greatly appreciated :)

You must notify your council immediately. The council will enforce the following: by law, your landlord must have it fixed within 7 days and provide alternative sources of warmth etc. If he doesn't, the council will fix it for you and bill him. This has happened to a lot of people I know. Go to the council immediately. If they are closed now, email them and call them again tomorrow. Or see if they have an emergency number.

In the meantime, I would also contact Shelter, as there may be more laws and rights for you as you have children. But defo contact your local council.

What sort of boiler?
Do you have a hot water cylinder or is it a combi boiler?

I'd try the agency too

I had this problem in my own house and it was because the little lever that switches between the hot water and heating was getting stuck in the position for hot water. We were about to release it and send it over to the heating. I think it eventually needed a new part but we were able to manually move it while we were waiting for it to be fixed . I’m not that sure on the part names but it was quite easy to manually move it. So if yours is similar it would be worth having a look .

@SpringSparrow diverter valve maybe?
We had to get ours replaced as our heaters were heating even when the heating was off

Thanks all and apologies for the late reply! She finally got in touch. Turns out it was one of the valves under the boiler was stuck in the wrong position. All working now thank god 😄 thanks all again :)
