Cost to renovate / extend?

thoughts on the following house please that is up for auction.

im thinking there will be electric wiring, plumbing, across the whole house and heating plus looking to extend out to make into a 4 double bed house, with large kitchen / diner, sep
utility 2.5 baths, put in proper driveway, and do garden etc.

I was thinking maybe around the 150-170k mark, but not sure if my costs are out of date as had renovations last done in 2018

Christ this is scary, we're waiting on an estimate for a loft conversion and a new kitchen/ slight extension. Not sure what budget it had in mind. No more than 150K but I think I've massively underestimated 😬

What sort of loft conversion? Ours is being done without any extension/dormer. It's big (60sqm) and costing about 80k without fittings.
I think any kind of extension costs a lot.

OP, you will not get any change out of £300k for renovating this. But could be a great house by the end of it.

Replacing the plumbing means floorboards will need to come up. You may find hidden nasties when you do that. You may need to replace the supply pipe in from the street (probably lead pipes with a house of that era). £££
Doing the Electrics will mean replastering. Again hidden nasties like cracked walls. It will mean £££
The roof may need replacing. Then if you decide to add solar panels because its an opportune moment to do it . £££
