Neighbour's sale of flat

I live in a house that has been converted into 3 flats, each flat owns a share of the freehold. One of my neighbours is in the process of selling and their conveyancer has sent me and the other freeholder a transfer deed to sign and an ID1 form to get identity verified at a solicitor. This means I need to pay to get passport photos done, take a day off work to go to a solicitor, and pay approx 100 quid for the identity verification service! Does anyone know if this is necessary, or if there's a less time consuming and costly way of doing this?

I would be asking the neighbour to cover my costs (it's certainly in their interest to do so)

TheOccupier · 30/01/2024 19:18

Shouldn't be necessary, and you sertainky shouldn't be left out of pocket. Do you have a freehold company or just a deed of trust? What happened when you bought your flat?

Tell them you’d need to wait until payday and hope they get the hint?

Thank you, it is a deed of trust. When I bought my flat I believe the other 2 owners did complete ID1 but I don't know if they covered the cost themselves.

Just ask the solicitor

Would you be willing to cover other peoples cost when you move?

I work in property and you do need to verify the ID of the other freeholders I'm afraid when going through the conveyance process, if you were selling the other freeholders would have to do it for you. As for taking time off I appreciate that's a ball ache!

There are online places that do the ID1 verification for less than £100 - I think my neighbour used one when we sold our share of freehold. Then you won't need to take the day off.

NigelHarmansNewWife · 30/01/2024 20:04

Where do you work? Do you have a legal department and a colleague who is a registered solicitor?

LadyBird1973 · 30/01/2024 20:06

So what would happen if the OP said to the neighbour that she wasn't willing g yo be out of pocket for their house sale and would only do it if they covered costs?

Thank you, I have just found one of these companies that does it by Zoom call for 59GBP hopefully this will be acceptable!
