Conveyancing timescale question

Hoping somebody can answer this.

Our solicitor advised that on average the process may take 6-8 weeks, all being well.
Is this average from the day the buyers offer, to the day of completion? Or no?

For context, our sale has fallen through 3 times. Our onward purchase, and our vendors onward purchase kindly waited for us to find new buyers.

We accepted a 4th offer 2 weeks ago and are now in a chain of 4 (our buyers, us, vendors and our vendors, vendors!) Our buyers have had the survey done and the searches have been requested. It all seems quite straightforward for now. The rest of the chain already have everything back and are ready to go due to the delays, so we're really just waiting for our buyers.

Does anyone have any idea when completion may happen if everything goes smoothly. It's been a traumatic and emotional process and I really need a light at the end of the tunnel.

I bought last year and was advised averages were 12 weeks.

Seems to be some data from 2023 saying 150 days but it very much depends on the type of sale.

If you want it through fast keep on top of the process.

Have the same chain , purchase fell through 2 times previous to this house - offer on this house accepted 6 months ago they lost onward purchase found a new one - chain was complete in October and everything seems to have been going along smoothly but 15 weeks now and counting , no mention of exchange dates apparently no problems this is just how long it take they keep saying - definitely at the stage of chasing up very often now and also had to request a mortgage extension Envy

That timeline is probably through to exchange as nothing happens between exchange and completion really.

We were up against time when we sold 2 years ago due to a previous sale falling through and our mortgage offer expiring.
Our solicitor was excellent but I was chasing our estate agent pretty much daily to make sure they were on to our buyers' solicitor. That's the best advice! The estate agent didn't get the time criticality of it, and they have loads of other sales to progress as well. And don't just email, phone them and be really annoying!

If searches are requested they shouldn't take too long, it's down to the local authority. And then it's how quickly the buyers' solicitors raise any queries and how quickly yours responds.

I think we actually made it to exchange in about 5 weeks but it's all a blur now 😅

Thanks both! Good insights.
Last time we were FTB's and had the keys 6 weeks after offering so this was a surprise to us.

I'm really hoping we can be in for mid March considering we're only waiting for our buyers.
They're extremely keen and committed to the sale so have everything crossed.

It's all on your buyer's really. Make sure they understand that they are at the bottom of a chain that has fallen through 3 times and they need to progress as quickly as possible to avoid someone higher up the chain pulling out.

@WelshNerd yes you're right. They do understand this, they're eager to get in fast as they have a baby due! 🤞🏼🤞🏼
