No viewings - please tell me what I need to change in house!

Desperately trying to sell a house that we've never lived in and is nowhere near where we're currently living. We move around with DH's job and have accommodation provided with that, so we bought the house 6 years ago to keep us on the ladder.

We've already dropped the price from £500k to £490k to now £475k, but there's just zero interest. It's definitely not looking its best having had (good) tenants in for the past few years - some dodgy curtains left up and some hanging off the track! So the pics definitely aren't selling it well.

We live about a 3 hour drive away but I have a week off soon. If I go through there to do some work - what would I be best to focus on? The showhome pics make it look so nice - I presume you can't add a link to these on the Rightmove ad? An empty house is just so unappealing...

I would really appreciate any advice...

Wow, the difference between this & the previous listing is like night & day. Notwithstanding that the furnishings & decor make a big impact, additionally your new EA has gone to a LOT more effort with the description & wording. It now really sells the benefits of the property - unlike the previous lazy attempt! Good luck OP x

we used an independent agent to sell our house after being on the market for 7 months with two different high street agents and he had us sold within 2 weeks and moved within 5 weeks of that!! He was brilliant, and I think because he was independent he put in a lot more effort. Good luck op, it looks way way better 👍🏼 I think you’ve done the right thing.

I caused confusion by putting some pics on from the house brochure - there never was a fireplace - only in the promotional pics.

Lots of interest, and had an asking price offer today from a couple with no chain! There are more viewings booked for early next week, but I think chains may be involved.

I didn't get the message until late in the day and the other viewings are on Monday, so we're letting those go ahead, but I expect that'll be the one.

It had a full redecoration and a substantial price drop from last listing.

Look, they may just have fallen in love with it, and if the agent is doing their job they’ll believe that there are other interested parties, a straightforward buyer may think JBDI.

alternatively they maybe getting themselves in the game with a view to chipping the price a bit down the line.

Different type of buyer possibly?

Some people will only buy a property that needs no work and now @Whywontitsell has completely redecorated and set the house up so a buyer can see how they might live in it. Previously it looked grubby and obviously needed work, some buyers are not experienced enough to know that the work required was time consuming but not difficult.
And the time around Easter is when many people start to look for houses.

Any agent worth their salt won’t be telling prospective buyers there have been no offers, you say there was offers but the vendor wanted asking price. The entire point of
paying an estate agent is that they get you the highest offer possible. You might not
offwr asking immediately, but I absolutely would if I thought that I was one in a long line of viewings that week all who were interested and vendor had made it clear they wouldn’t accept below, and it had already been reduced. It’s really easy to imagine a scenario where someone would offer asking price.

Agree. We offered full asking on our current house with no chain. Obviously we would have preferred to pay less but the vendors had an open weekend and I know there were others interested even though it had been on for a while. We didn't want to get into a bidding war so offered full asking as long as they removed the property from the market straight away.

As well as the redecoration etc, the different EA has made a massively better effort at presenting the property well on the listing. Significant improvement!

always surprises me when estate agents, like the original one, are so tight fisted with photos. Sharing 8 or something and 1/2 being variations of same room
theres a house near me that’s been for sales for absolutely ages. It’s empty and got an odd shape but there’s limited photos and no floor plan. Like they don’t want to sell it 🤷🏼‍♀️

It’s lazy isn’t it, they get a lot of money for doing a pretty simple job? I sometimes think you might as well do it yourself with a phone camera if the EA can’t be bothered to use a professional.
