Richmond except for flights and commute

What areas/neighbourhoods/roads of London to consider for 2-3 bed does upper house that is as safe, green, conservative, clean (air quality wise), affluent , family friendly, good education options (home ed community, forest school is a plus) as Richmond yet without flight path (noise pollution), good tube connection (avoiding rail), easy cycle (electric under 1 hr) route to Central London, community centres (libraries, well kept leisure facilities e.g. pool, gym)?

Central is pretty polluted even around the large parks and pretty rough on the fringes.
Very long term horizon.

Thank you!

Budget?

Geppili · 30/01/2024 01:22

Wimbledon?

IbizaToTheNorfolkBroads · 30/01/2024 07:06

Yes. Wimbledon.

Severntrent · 30/01/2024 07:27

I don't think anywhere in London would have great air quality but Wimbledon, Raynes Park good shout.

Londonbabyland · 30/01/2024 08:00

Largely depends on value proposition. A derelict well under 1m, in good order but unmodernised - above 1m

Sutton and that area. Good luck!

Rosesanddaisies1 · 30/01/2024 11:13

Nowhere has good air quality in London… your list is a fantasy sorry but you need to prioritise.

TomatoSoup69 · 30/01/2024 11:33

Echo what @Rosesanddaisies1 says - obviously some things help a bit but London generally doesn't have any areas with clean air.

EleMar · 30/01/2024 11:33

We bought in Chiswick last year and we love it. Not directly under the flight path, lovely shops, restaurants and pubs. We are close to the tube so I can easily go to the office in the City (and 90% of the times I manage to find a seat), close to LHR for holidays / visiting family. There is cycle lane but I don't cycle so not sure if it's any good. Not children yet so I can't comment on children-related facilities, but definitely a family-friendly area.

To check for air quality I recommend this: https://www.iqair.com/air-quality-map/uk/england/london

Separately, I'm from Milan. The air quality in London is fantastic in comparison.. For example, quality of air in London is currently 'good' 37 US AQI. In Milan, it is 'unhealthy', with 158 US AQI (i.e., 13.7 times worse than the max recommended by the WHO...)

Thank you for your recommendations. Will look into Sutton/Wimbledon/Chiswick.
Decades in West End so car pollution-a given. It's the constant construction work and building dust added to the mix that over time is has very real impact on health and is therefore very noticeably (albeit involuntarily).

Conservative??

Londonbabyland · 30/01/2024 17:11

@AutumnBride unrelated to politics, more like architecture, culture, basically the opposite of Soho :)

Sutton came up among the worst borough for asthma cases/hospitalisations in search results.

Sorry to be a pessimist, but I don't think there's anywhere in SW London on the tube without aircraft noise.

Richmond isn't directly under a flight path (and of course there are various flight paths, so you don't get it every day anyhow, but choice of which flight path depends on prevailing wind direction/strength, not taking turns) but of course you do get some that look as it they're right overhead. And the noise travels, particularly at night.

Do you have to be that side of London?

AprilRoche · 30/01/2024 20:17

The Turnham Green end of Chiswick works for us, for similar reasons. But depends on your actual budget...

Londonbabyland · 30/01/2024 21:17

@SquirmOfEels no, anywhere within London as long as it fits the safety, Air quality and connectivity requirements.

Southfields.

AceofPentacles · 30/01/2024 21:39

Wanstead

kistanbul · 30/01/2024 21:48

Dulwich or East Dulwich would fit if you’d consider south east London. You could also consider Muswell Hill in north London.

swishswashswoosh · 30/01/2024 21:53

Wandsworth, Wimbledon, Southfields. The latter particularly has a village feel without the price tag of Wimbledon. Some planes but not like Richmond or East Sheen and Barnes. Also there is a forest school - little forest folk have loads of nurseries now across SW London. My kids all went there when younger and it was absolutely the best place for them. I loved it and genuinely sad when they all left and started school.
