We have a decent sized 3 bed semi detached house, but dreadful neighbours - who we have a dispute with.

I know we could sell traditionally, but honestly I'm at my witts end and I don't think i can cope with the selling process since next door will put alot of people off.

Is selling via auction an option?

Our house is worth around £180-£200K - we are willing to walk away at £160K. Its a nice house, decorated reasonably nicely, however next door just make it awful - they're disgustingly messy, and noisy.

How does auction work in terms of cost? will a normal, mortgageable house sell? how below market value do they sell?

Have you made complaints about your neighbours? You probably will need to declare these if you have, the process is usually faster but more expensive because there are more fees, you also need to move quicker because the process is faster so you'll either have to have somewhere lined up or a rental temporarily until you can buy somewhere.

please let your buyers know. it's not fair on them otherwise and they can sue you

Of course I'm going to let the buyers know- why do you think I'm willing to walk away with 20-50k less than its worth 😪

It's the only way I'd sell it by taking a huge loss

People buying at auction are much more likely to be investors who don't care about neighbours. I think it's a good idea, and honest, but I don't know what the financial hit would be.
