How realistic is it that a seller would accept an offer from me?

I've found my dream house. I would never want to move ever again if I could live there!

In order to buy it, one of two things need to happen:

  1. Probate completes on an inheritance I am due, and I could buy with a very small mortgage or loan (less than £100k needed). I am expecting cash in my bank by June at the latest.
  2. Our current house isn't on the market (we weren't looking to move!), but I could put it on the market and would need to wait for a buyer.

If option 1 was the leading option, I would obviously need put our house on the market and would then be able to claim back the additional stamp duty on owning two homes if it sold in time.

How likely is the owner of my dream house to accept an offer from me, seeing as I'm not exactly immediately "proceedable". The property has been on the market for a few months, with a price reduction at the end of the year. I'd happily offer full asking price. Would an estate agent even let us view if our house isn't on the market?

I really want to book a viewing, but I don't want to break my own heart Blush

Most people would not accept your offer because you are clearly not proceedable at the moment. Hardly anyone would agree to take their house off the market because that would be really foolish.

You need to calm down a bit and think rationally.
Get your own house on the market at a realistic price (after doing your own careful research about the local market, meeting local agents, finding a conveyancer, etc). If you really want to sell quickly, it is important to not market too high as it won't sell in the current market.
Go and see the house. If you like it, tell the agent that you are interested but need to sell your own home.
See what reaction you get. Clearly, these sellers have not had much interested otherwise they would have sold rather than reduced the asking price.

That situation is unusual though. Most Sellers put their house on the market because they want to sell within a few months and they want to sell to the person in the best position to proceed quickly and smoothly.

Your story is charming but hardly typical of the average Seller. As @headcheffer will almost definitely find out if they try to offer on a house when they don't even have their own house on the market yet or a definite date for the probate money to be received.

As others have said, maybe the house isn’t the dream house in reality?

I would suggest seeing the house , BUT instructing to sell your house first before you view, that way you can say we've just instructed to sell and saw your lovely house and we love it.

They'll probably keep it listed until you 're in a position to proceed. So unless someone comes in with the asking price ( rare these days as everyone thinks they're Phil and Kirsty) you'll get the property.

If someone does come in with asking , I would offer to the EA you're willing to go over the asking price (with your inheritance and tiny mortgage you could say offer 10-15K as a sweetner) EA dream about bidding wars and will be more than happy to do this for you.

the vendor may say if the property is still available when you sell yours then it's yours. you will be gambling putting yours on sale just for this house, putting another buyer through wanting your house, but if your dream house gets taken off the market by someone else, are you still going to want to sell your house to your buyer? if no, I don't think you should do any of this. Or, at the very least make sure you tell your buyer that you have your eye on one house and if you don't get it you'll withdraw yours off the market. Can you see how this is all... strange? And not sensible. To put everything up in the air like this for one house? There will always be another house.

Would you be able to take equity from your current house, change it to a buy to let mortage, then get a small mortgage on new one? Even if you only rent current house out while you await it selling it could work - I’ve known people to do similar to get the house they want

I viewed a house yesterday. I told the estate agent I would be putting mine on the market immediately if I liked it. I do and on Tuesday the estate agent is coming to do a valuation of mine, to see if I can afford it. They said they can let the vendor know i will be making an offer as soon as I'm proceedable.

Personally I'd ask to view it. It's a risk putting yours up for sale then you later realising that you don't like the dream house in real life. If you do put yours up for sale I'd choose an agent that won't charge you for changing your mind.
Of course they may not let you view without being proceedable but hopefully given the market they'll be receptive to any interested parties. Good luck!

Estate agents are allowing us to view houses without marketing ours first. So worth asking. As to whether or not they would sell to you, if you ask and explain, who knows, but the sellers themselves. Nothing ventured etc etc.

We are in this exact position, love a house so viewing it Tuesday, then getting ours valued on Friday. I feel nervous/excited to view it, it’s the first house DH and I have both loved enough to even consider putting our current house up for sale!

Be honest with the vendors, and see what they say. I think that's always the best way.
