When do you receive search report ?

I only knew about search reports being received when I came across them on here , quick timeline below.

Beginning of August-offer accepted
End of September- vendors solicitors contract pack received
End of October - searches ordered ( was a delay as we held off for a couple of weeks because not sure if vendors were proceeding with their purchase)
End of December - finally told the searches had been received (on 20th November) and sent a copy of the enquiries that were sent to vendors solicitors with "the contract approved enclosed" -not sure what that means ??

Since then nothing , estate agent said vendors have told him they have responded to any enquiries forwarded to them , solicitor is never available when I call and not calling back or replying to any emails.

Should I have received a search report ? Mortgage is due to expire in less than 4 weeks so I have contacted mortgage broker to extend as I assume from the radio silence that nothing is happening imminently.

Any advice welcome ! Thank you

Depends on the local authority being searched. 2 weeks to how long is a piece of string.

Yes, they should send you copies if you want them.

We were forwarded them as soon as the solicitor received them, with their comments. You should have had them by now, sounds like your conveyancer isn't doing their job.

Hi OP, sorry to hear this is your experience. I just wanted to ask others if there is some kind of Ombudsman for conveyancers that aren’t doing their job properly? I have a feeling there isnt, but hoping to be wrong…

Could they be making further enquiries on them? That's usual for a lot of things in the conveyancing process.

Hi OP. I was a conveyancer pre-kids. Your conveyancer/solicitor is being unreasonably slow. Some like to send a full contract report with search results and replies to enquiries and a summary of the contract documentation which is what your solicitor will probably argue is the reason you’ve not received anything. However, it sounds as though they have everything they need and just need to put together the paperwork and unfortunately, unless you are shouting at them loudly, it sounds like you’ve been pushed to the bottom of the pile.

It is extremely poor practice to allow a mortgage offer to expire without there being good reason and I would not be happy paying for an extension in your position. You need to put the pressure on your solicitor. Email your solicitor, copy in the head of department (you can find their details on the practice website) and the estate agent and say that you have no communication with your solicitor since X despite numerous phone calls and emails. Your mortgage offer is due to expire on X date and you need an urgent update on the current position. If you don’t hear back from them by the end of the day you will escalate this to the complaints department. The HOD will not be happy and it should force your solicitor into making contact.
