I know that no one can tell me with any certainty but is there a way you are supposed to offer for houses in offers over?

Do you offer the asking price of you are happy or should you offer a bit more?

I have no idea how this works as the last house I bought over twenty years ago was just priced at a certain price. We offered slightly lower and it was accepted.

Any suggestions please?

Sorry pressed too soon. Usually the offers over price is the minimum the vendor will consider but it is a buyers market so it is probably worth offering less and be prepared to increase if you want the house

are you in Scotland? If so then it’s actually the home report you should focus on. So the offers over is usually a much lower figure than the value.

No we are in England.

Ooh that's a hard one what is it worth to us.

We were going to go in at asking price as that's the minimum. I suppose we just offer that then see what they say. I didn't want to offend them if the general rule is something like the offers above price plus 5% of whatever I didn't know if there was a rule of sorts.

We are not in a chain. No hurry to move. We are a sure thing, deposit sorted, mortgage sorted etc and they have been let down before.

We are not going to mess them about in short. If they accept it's a done deal.

If we offer we won't be looking at anything else.

great! if they've priced correctly to current market, then go for it. It'll be the only property that's been priced correctly on the first time though lol. good luck!

I bought my last house which was listed as “offers over” - I offered that exact price and said it was my final offer. I’d be tempted to do similar in this climate IF the price they’ve listed at looks like a good bargain and is within your budget. I certainly wouldn’t offer over.

We are going to offer the asking. It is lovely and just see where we go from there.

How does it compare to others in the area that are on the market/recently sold?

The market is very weird right now- I know of a number of people.who have got houses under the offers over price recently.

Nothing else within a mile of a similar house. It seems people don't move often and I have been checking right nice daily for about 12 months.

The other thread running is about house buying in Scotland, which is different from England. It is a different system.

My dc has recently bought a house, marketed as "Offers Over" for an offer which was under the price it was advertised at.

You have to look at all the factors - what you can afford, what your circumstances are (which sound like a real plus) , how long it has been on the market, how much it is "the one" that you will regret getting away, vs it being a house you like, but you'll carry on looking if you don't get it, etc, etc

Going to offer tomorow at asking and say it's the final and best offer as we are serious about the house and don't want to fuck anyone about or be fucked about ourselves.

Going to state that in polite terms and that we are a sure thing. Once we offer then we are done. Not looking at anything else and will jsut be fingers and legs crossed 🤞

Omfg I am so excited.

If they accept then it's meant to be.
