Please someone tell me one day it will be possible.

I'm a single mum to 2 children under 4, I work part time earn arround £800 a month, 1 child gets 30 hours funding and i pay £40 a month for food costs, the other child I pay and submit childcare costs to UC and revive 85% back, I recive uc top up each month and we get by. I currently have 8k in savings. Father of the children has supervised contact and getting any maintenance money from him is like getting blood from a stone, he changes jobs so much so applying to cms would be pointless. We live in a private rent a 2 bed flat that's mould ridden and the 2nd bedroom is tiny, i just fit youngest compact cot in there and toddler bed with a little walkway between the beds and having to have everything a foot away from any outside wall or it will go mouldy, steep concrete stairs we have to go down every day and this time of year its worse as its slippery, it's just under the areas housing allowance so we're seen as adequately housed and the council waiting list is 10 years, I feel trapped. My credit score is good, I have a credit card I use for petrol each month then pay it off at end of month, no loans and never paid a bill/rent late.

I've been looking into part buy part rent, there are very few in my area (I want to stay in my area due to family, nursery and work) would it be possible in my situation? Would I be accepted? I do plan on working more once my youngest gets 30 hours funding in September and even more once they are both at school. Grandparents would be able to help with a bigger deposit (about 5k more) if needed.

Moving to annother private rent in my area would be impossible as we moved in before the housing crisis and all the private rents shot up and have now doubled in price, double what the housing allowance is for my area. The estate agents fob me off telling me the mould is condensation and when I got environmental health involved last year they closed the case down as they said repairing a leak in the roof should solve it but it's happening again this year, same wall where we had the leak, I can scrape the plaster off the wall with my fingernail, the wall is wet throughout, I have a dehumidifier running 24/7, heating on as much as I can possibly afford and open the windows for some time in the morning, I'm doing all I can.

If you apply for a part buy part rent, the housing association will pre screen you insisting you pass an affordibilty check.

So that will be say a place costs 300K in the open market, you buy 25% share at 75K, you'd be expected to put down 10% of that, 7.5K and get a mortgage on the rest, 67.5K and then pay rent on the 75% share, usually with service charge also, even if you get a house.

You have enough deposit, I would arrange speaking with a mortgage broker , be completely honest tell them you're looking at part buy part rent and want to see how much you could realistically borrow. Before you go, look up whats in your area (link below) , each property shows what share will cost you, rent, etc and expected mortgage costs. Take the mortgage costs with a pinch of salt, as they'll show a representative rate of 4.8% at 25 years, and you may get a better rate, you may be able to get longer term , but its a average guide to what a mortgage payment will be.

Depending where you are, there are other schemes like affordable rent, or rent to buy worth looking into, at least it will get you out.
