Letchworth vs Hitchin - pros and cons

Hi all,
Hoping to get your insight - me and my partner are making a move from a small 2 bed property in Cambridge looking to upsize to a decent 3 bed with garden in a town with a shorter commute to London (I commute around 2 times a week), we are being priced out of Cambridge 💴 really for what we want in our next house. Our budget is around 650k.

It's clear you can get more house for your money in Letchworth! Below are a list of things that are important to us, it would be great to hear from you all on your thoughts on Letchworth vs Hitchin (or any other suggestions!).

  • Would like a med to high spec house, large 3 bed with decent garden walkable to a station in a smart area. Off road parking bonus (we have a car but prefer not to use it unless really necessary)
  • We have a dog and enjoy walking in green spaces 10mins from house
  • We both enjoy going to the gym and sports clubs (e.g. Hockey or Rugby)
  • We would like a good orchestra and choir to be commutable to :)
  • We want to be able to easily make friends where we move so friendly clubs/general people would be ideal!
  • We plan on starting a family 🤞 and childcare will be needed / good schools / things to do with young children

Thank you in advance for sharing your thoughts on the above 👆 🙏

Yeah, but when you have your glass of red at home, it’s a smaller home in Hitchin for your money ;)

I joke, I joke!

But when I move ahhhhhhh. I will be able to buy most of Yorkshire!!!! And live amoungst my subjects scantily frolicking in my dales and forests. I shall use a leaf blower as a means to forge a path through the 50 pound notes spread remorselessly throughout my mansion as a by product of the vast price I commanded for my 3 bed terraced house in hitchin. I may even consider buying Letchworth. It’s very cheap there with reason of course. 😌😉 oh I do not joke!! The dales will be mine. Unless stamp duty buggers me up!!

Why are you priced out of Cambridge if your budget it 650K? There are a lot of properties for the budget on Rightmove if you look now. For instance, a massive 4 bed detached on Mill road…

@Onegingerhead I can't see this house? We are priced out, there's absolutely no chance we'd get a smart and spacious 3/4 bed walkable to the train station with a decent garden and good parking. A house we can comfortably have a family in and stay for 10 years. My commute into London is also expensive twice a week so this factors in too. The area around Mill Road is also SO busy - terraced housing and no parking and I'm not a fan of Cambridge North area to live by that station.

Wow, you are something else, a definite reason not to move to Hitchin

Hitchin is better.
I live in letchworth and it has lost loads of shops, the town has so many empty properties.
Also alot of anti social things are always happening in parks and town. it's a problem a big one!
I won't lie I used to be hitchin and it's better, friendlier and less troubles.

I’ve lived in both. Hitchin has a more better town centre with more shops etc but historically Letchworth was always more expensive. If you look at the housing stock Letchworth was far far better larger houses at the top of the market and many more of them than Hitchin.

The comments about a Waitrose in Hitchin and a Morrisons in Letchworth are beyond pathetic. And Hitchin being ‘posher’. It boils down to this. There is more money in Letchworth as the people who buy the nice houses have more money as send their children to private schools. The ‘type’ that buys in Hitchin are those who’ve made money on property in London and don’t necessarily have well paid jobs or money. They buy for the state schools.

Those in Letchworth in the best houses have the last laugh as better houses and only four mins from Hitchin. Win win.
