SW extension cost

Hi

We are looking to buy a decent looking house in SW London and could potentially hold off extensions for a good 2-3 years to save up. I'm trying to make sure we don't over pay now and become the most expensive house on the street by doing the extension. I don't mind slightly over paying as its well in budget and we can move in immediately.

I was hoping this would cost <£100k but can anyone help with some recent experience? It's a side return extension, moving the kitchen either to the current dining room or into the extension and adding a downstairs bathroom (including walk in shower) and small utility room. Then walling off the front room to make a cosy living room again and putting the door back in for the back kitchen/diner.

Like the plan. A friend has the same and seems to work well but don’t know the cost I am afraid.

Around 100k I'd say. Last year we did a side return (also south london) but less complicated than that, no bathroom, and it came in around 70k.

Honestly I would be surprised if you can do this for £100k. Just finished a similar (bigger dimensions but not massively so - total width 6.5m and 3 by 3 of extension) in SW London and its cost £190k so far and I still need to do the patio. That included £17k getting the underfloor heating (dug out the existing floor space from original kitchen and back lounge). But I actually would be happy to spend that again as the heating is amazing. Didn’t go wild on kitchen or appliances. Have nice sliding doors but again definitely not top of the range.

I'd say about £150,000 including all internal stuff, new kitchen and appliances. Had similar done for £130k three years ago

Wow @Waterdropsdown !! My friend in SE London has just done a massive single storey extension kitchen and new toilet (house had a damp, slug-ridden kitchen and conservatory before so needed to be completely rebuilt) and redid the upstairs bathroom for £190k. She hasn't done the top of the range appliances but still very nice with underfloor heating, glass windows and doors, etc. So that's why I was hoping the squaring off (no upstairs reno) would be closer to £100k than £200k...
