I don’t know how to move forward?

Our purchase has been delayed by over a month due to “outstanding enquiries”, meaning the solicitor has had information back but it isn’t satisfactory. It’s a repossession and the solicitor is saying they’re struggling to find the information or the repossession company just doesn’t have the answers to the enquiries.

Nothing is moving forward and I don’t know what to do - has anyone dealt with this kind of thing before??

What kind of enquiries are you talking about? I assume you need the definite answers for the mortgage to proceed?

We were delayed for over five months due to a lack of relevant paperwork provided by the seller. It was incredibly frustrating and nerve-wracking.

Is this normal then? I just don’t understand if we’re going to be able to buy the house or not haha we haven’t had any updates whatsoever

Sheeeesh 5 months?? And we have a list but it goes over my head. It’s something to do with an amended TR2, evidence the road is adopted, evidence the water is connected to the mains, something about a deed of covenant.

@username11001019 Only you can decide that. Ask your solicitor to tell you what is outstanding, and the agents for an update.

Buying/selling a house isn't an exact science tbh. Quite often the enquiries going on in the background are thing you will never need to know and just conversations between solicitors (with some seller input). Solicitors tend to be somewhat stoic and non-committal until they are 100% sure.

No-one can really advise without more info, like:
How long has it been? Where you are getting the 'month delay from? What does the chain look like (if there is one)?

You should ask exactly what information they are waiting for that is unsatisfactory. A house I was selling as a Power of attorney was held up for 4 months because the buyers solicitors kept asking me questions such as "when was the boiler last serviced" that I didn't have an answer to. When I finally hot the estate agent to speak to the buyer, they planned to remove the boiler and replace it anyway, so they couldn't have cared less when it was last serviced. It was just the solicitor ticking the boxes!! It was infuriating.

They also wanted to know if at any time over the owners tenure the water board had required access to the property, I had had to say I had no idea (relative in a care home with advanced dementia) and again, it held it up but the buyers didn't care!!
