How much would you think this house is worth?

Hi, I am interested in knowing how much you Mumsnetters would say this house would be worth or how much of an offer would be reasonable. I will post link below.

I think it is is overpriced for the amount of work that needs to be done to it, but at the same time I am trying to convince DH that it has a lot of potential because I feel like it does (albeit the cost to get all these things done) and I would really enjoy doing it up and the finished product.

Expensive for area.

You get a lot of land and a lot of space so could really make it what you want though.

Depends if you can afford the Reno costs....

Hard to comment as I don’t know the area, but that is a lot of land. Living room and those beams have some great potential and house is a good size. Very fugly on the outside, though. A fair amount of it is dated, but it looks like you could stagger the renovations?

I’ve not got experience of the area but I like it, it’s got masses of potential, huge plot but you could still live in it for a few years. It’s also likely to be mortgageable. For this reason I don’t think you’ll get it for the price of a wreck but I’d be surprised if they weren’t prepared to negotiate. What do you think it’s worth? What are you comparing it to? Have you worked out what “needs” doing as opposed to what you would like to do, and how much it would be worth afterwards?

I'm a Londoner so don't know the area or its prices. My first reaction is too many bedrooms! Surely it would be more attractive if it had a second reception room and separate study.

The garden is great! Exterior of the house - not so much. I would be planting a lot of stuff around the house to soften its rather bleak exterior. Plenty of space inside to play with and I think that room with the vaulted ceiling could be amazing. But I don't know the area at all so can't comment on value.

Ah definitely. I currently live in a New Build with 1 reception room and a garage - a lot of people convert their garage to another room. My thought was to convert a bedroom into another reception room. I am aware it will be a very expensive project, sigh. Love the area it is in and I think that reflects the cost too.

I don't know the area, just wanted to say it's a beautiful house and I would definitely put an offer down.

Great house for a family with small children and also lovely house when you're an elderly couple.

The interior doesn't look too bad apart from the bathroom.

I don't think you would have to do much renovations at all.

I love it! That's loads of house for the money. Not sure on prices in the area though, I'm in the south west. Any upgrades look superficial and could be done as and when. I'd definitely put in an offer.

It's so close to the M6! Edit: and I just realised halfway between M6 and A6. I'd swerve.

I used to live 2 miles from the M25 (as the crow flies) and I could hear the noise. That's got to be much closer, surely?

You'd never want to spend any time in the garden...

Otherwise, price is probably about right.

Timber frame can be hard to get a mortgage on. Often it's specialist only. Do you need to borrow or are you cash ?

I don't think it's all timber frame, just looks like that room (which I'm guessing is an extension - hence the bad layout)

It has the potential to be nice in a Scandi cabin way, and the garden is a great size and shape. I can see it being bought by a hippyish couple who want to keep chickens and curl up in front of the wood burner with a green tea of an evening. But it’s overpriced, I think 300k would be better, maybe even 280.

That would sell for a fortune round here, mainly due to the amount of land, and if it had outline planning permission. A developer would knock it flat and build several 4-bed detached houses on the plot.

There is much, much more to it than that.
In England, only 25% of new homes are timber framed, but in Scotland this is 85%....
The exact nature of the construction is important, not an over-generalisation that 'timber frame = cannot get mortgage".

You would just need to update as and when you had the funds to do so.

No idea on value - it's so area dependent.

I know the area and I agree with you that it’s overpriced. It’s a nice area definitely, good schools, semi rural, all that jazz, but the house needs a lot of work.
Timber frame could be an issue as others have said too. It’s probably not way off the mark for size and location but I’d want it ready to move into at that price, with modern kitchen and bathroom etc - so work out what you’d expect to pay and knock it off the asking price would be my advice.
