We are looking at buying a house but want to knock the dining room wall down to create an open plan kitchen diner. We are wondering if the room will not be wide enough for kitchen cupboards as well as an Island. Does anyone know from the measurements whether one would fit?

I will attach the floor plan as it currently is below.

I'm back and forth in my head, I think one option would be to remove the conservatory at a later date. We would have to be comfortable with the kitchen diner as it is because it would be one of the first rooms to fix because the kitchen units and appliances are old and dated and I don't think I could live in it for long like that!

If you really wanted an island you could increase the width of the kitchen by moving the wall slightly, IF that's not a supporting wall. A door from the hallway could be retained, you might want to re-jig doors into the w/c and utility to get more wall space in the kitchen.

Do you want to spend money to make the dining area even smaller? It’s just throwing money away. The big question is: would you be close to breaking even by opening up the back of the house and using the conservatory space as a kitchen? If it’s never going to be worth it, then do a half hearted alteration that will still cost a lot but still give you a kitchen in a less than optimal place. If you are going to stay it’s worth moving the kitchen because who wants a cold conservatory blocking all
the light and not having a decent kitchen area as a result.

Another option to consider for future works is moving the utility room/WC (if feasible) into the garage space, this will give you a fairly decent kitchen space.

You could go a step further and steal space from the garage for the utility and WC - the services and drainage will be nearby. If the wall is supporting, you'd need a steel but you'd get much more usable space for far less money than replacing the conservatory.

One of the problems with having an island in the kitchen without moving it is that it has one window. It’s pretty much enclosed and the conservatory gets the best views of the garden. The kitchen in that position is never going to be great with or without an island. Standing on the “wrong”
side of the island gives you a view out of the window but, trust me, you won’t be working in that area of the kitchen by a door. Working between the window and the island means you look at a wall and a door.

I agree. If you are staying, take a bit of time to make it the house you love and feels right. Living with the “wrong” kitchen isn’t fun. I’ve done it and we woke up to the fact the kitchen needed to move! It took us 20 years though! We pulled down a conservatory and gave the kitchen the best views of the garden. Not an underused cold conservatory! Here it is.

That looks lovely, and what a beautiful view of you stunning garden!

Giving this house on this thread more thought, could we remove the wall between the house and the conservatory and install a new warm tiled roof onto the conservatory, keep the kitchen in this section and dining area in the conservatory?

Appreciate it might give heat/cold issues but could be a possible solution until we can afford to take it down and replace with an extension?

Pink is kitchen cupboards/units/applicants and an Island in the middle?

The island is not a deal breaker but we do want an open plan kitchen/diner

Our kitchen is the same size as the one in the house your looking at.
We knocked down the wall where the dining room is and created a peninsula.

I know it's not everyone's style, but I wouldn't call it too narrow, it is actually really easy to work in. You don't need a huge kitchen, just a well designed (for you) one.

@Seaside3 was your dining room at the side of your kitchen though? OP's is at the end, so wouldn't be gaining any width from knocking through.

OP, my house has a sunroom which is similar to a conservatory, but has dwarf walls on 2 sides, 1 solid wall, a solid roof and is open to the kitchen. It doesn't apply with regs, but doesn't ever feel particularly cold/hot. It's certainly something to consider for the time being.

@CellophaneFlower yes, but @cloppyklip was talking about knowing between kitchen and conservatory. So the same. The actual kitchen space I have is the same kitchen space as the op original floor plan. It works. X

Heres what I'd do, if I was knocking into conservatory.

Not an island, but you can make a bar/peninsula between two rooms.

At the current dining room end I'd put in floor to ceiling units all along the wall, or break it up with some display shelves, if you have enough storage as you have a utility already.

Keep in mind that it might be quite costly to remove the wall between conservatory and kitchen as you'll need steels.

A long kitchen can work, but it will never have a island. You could take the wall out between kitchen and diner, have cupboards etc along the long wall and some large dresser type think or shelving whatever at the outside wall of dining room and then have a long narrowish table and chairs (hyou will need to navigate around when coming through the multiple doors bit that is not too much faff. And if/ when you can afford it you can consider an extension.
If your heart is set on an island, ikea usually does a range of islands that are movable and not that big. If kitchen is not bad otherwise I would still consider taking out wall, putting one of the cheap and cheerful ikea island things into kitchen to use as extra workspace with kids and put a dining table into opened up dining space.
Also if you are likely to move thinks round at some time look at unfitted or semi fitted kitchen ideas. Again okea had a fabulous one, the varde but they discontinued it a few years ago. But sometimes you can find bits second hand. They are brilliant, mine has moved around with me for the last 20 years.
Habitat used to do one called oliva or Olivia.

The dining area is twice as big as the kitchen. I would not like such a small kitchen and would possibly open it up. What is to the right of the kitchen and dining area? You could fit an island in if you lose the dining space and reconfigure dining within the kitchen area. Do you want fully open plan?

I had something similar to this layout. An island just won't work with those measurements. You also need more than 1m between island and units for comfort and enabling someone to come past.

Our solution (appreciate not cheap) was knock down the conservatory which are seen as temp structures, leaked and was always too hot and cold and replaced with a single story extension across the whole rear of the house. Has loads of Velux in and sliders and now have a lovely island 2.8 x 1.8. Is a real social place where we sit, drink and eat even though we have a separate table and chairs.

We got in and had done just before Covid was cost was reasonable
