House sale has fallen through for 3rd time

And we have lost our onward purchase, which was our absolute dream home. I cried.

First buyers ended up not being able to get the mortgage amount needed as they were self employed. They sat on this information for 3 weeks and me pestering for an update before they actually told us. So frustrating.

Second buyers pulled out after 2 days as they decided the side access wasn't what they wanted. We have really good side access so not sure what the problem was.

3rd buyers pulled out after 5 weeks and went back to their home country all in the same day. No reason given yet but haven't had chance to get the full details as when I first found out they were on the long haul flight back to wherever and couldn't be contactedHmm

Our sellers lovely sellers waiting for us through all this and have been unable to wait any longer and have put their house back on the market. We're absolutely gutted, and have lost over £1k that we simply don't have to lose.

Please don't tell me we'll find a better house, we won't. It was uniquely perfect for us and there's nothing I'd even bother going to view on Rightmove at the moment.

Any words of advice? I feel so down in the dumps.

Sorry lots of typos, I'm rage typing!!!

Don't completely give up hope - there's no guarantee your sellers will sell to someone else before you finally manage to sell yours.

sadnc · 08/01/2024 00:01

@Ellmau ah yes, there is a glimmer of hope but I'm all out of positivity at this point.

The thought of more viewers is sending me under.

Don’t give up hope! Our sellers also waited 5 months for us and our own sale fell through, they then put it on the market but didn’t get any offers….
when we had a new buyer we still managed to keep our onward and got to exchange within 6 weeks! It can happen!
It is very positive that you’ve had so much interest and I’m sure you will find a buyer again soon.

lljkk · 08/01/2024 00:09

Doesn't sound like you need to move, so that's good. Wait & see if you're motivated later.

sadnc · 08/01/2024 00:12

@EdgarAllenRaven thank you, that's great, I hope that's us!

We only went on the market at the beginning of October so hopefully we have more interest now we're in the new year.

Why is that? We're desperate to move.

However this process has been so awful I never want to do it again. We're after a home we can stay in for 20+ years so I won't be rushed into a sideways purchase or something that isn't right.

Not sure what you’re buying but the market is very quiet at the moment, so if you’re buying a bigger/more expensive house, you may find a buyer in time.

we are worried our seller is getting sick of waiting. We are nearly ready to exchange and our buyer is questioning every little thing. Feel like remarketing but know how quiet it is so we are having to put up with it.

The stress is unreal though. I try and remember though that these things usually all come good in the end though right?

GreatGateauxsby · 08/01/2024 06:01

It comes with it’s own risks but you could look at a bridging loan

DrySherry · 08/01/2024 07:06

So if I read you right you first marketed early October - so the vendor's of the house you want have waited a total of 3 months ? That's not so bad really - but I understand why they have now start to re market.
I think it's worth trying quickly re listing your home at as "unexpectedly re available" at a slightly lower price - to see if you can quickly pull in another buyer and rebuild your chain ? I guess you have surveys, searches and much of the paperwork already in place so if you can get another offer promptly you might be able to recover the situation ?
What a massive pita though. Wish you luck.

I am a great believer that things happen for a reason and would see this as a sign that this isn’t meant to be.
Have been there. Everything that could go wrong did and we eventually gave up. And in time it became apparent that it would have been a disaster for all sorts of reasons.

tbh I would let this go for now, not least to see if mortgage rates come down.

Ach. That's the first time OP mentioned anything about their motives in moving. A lot of people only go on the market because they see somewhere they like better, not because they absolutely need to move. So if OP didn't say why they needed to move, I would default to thinking they don't have to move. So not in position that they or a household member moved jobs to somewhere hours away or their house is grossly too big or too small or too expensive etc.

Why are you desperate to move, can you do anything to meet your needs in your current house after all?

SaltyFulmar · 08/01/2024 07:44

I really feel for you. The whole system is not fit for purpose.

We lost our dream home in November after being gazumped to a point we couldn’t match the offer (drawn out over several weeks and going 15% more than our asking price offer in the end). There has been nothing on RightMove since that I’ve even wanted to look at. It’s so hard when you see somewhere that’s perfect and emotionally invest in it as you start the process.

I hope you can get yours sold quickly again and manage to secure the home you want. It’s not lost yet!

cristokitty · 08/01/2024 08:48

Ours fell through twice. For very similar reasons to your first two (first couldn't get the mortgage and hid it, the second decided they didn't like the layout downstairs 8 weeks in). The house we wanted went back on the market each time but we managed to finally sell and still get our dream house. We accepted an offer 15k lower than the previous two but we didn't want to mess around negotiating and were desperate to move.

I have no advice to offer, just sympathy. I really hope you find a great buyer quickly.

Thank you this was reassuring! I know the markets dead, but it gives me hope that we've had 3 offers in 3 months. Every cloud

Just sympathy here too - we went on market late November and have just had first couple of viewings but we've offered on somewhere else and we'll be heartbroken if we lose that.

A little less, about 10 weeks. We accepted the first offer after 2 weeks and then offered on their house a few days after that.

And yes, surveys done and searches are back so there is some hope.

Fingers crossed

@lljkk ah I see. No nothing we can do unfortunately as it's a location problem.

We bought where we are now in Summer 2019 as first time buyers, it's ex council in a rubbish area but it's all we could afford. Glad we did as a year later house prices went up and we wouldn't have had the money to do it now.

We've renovated inside and out, and got it looking lovely. But now it's definitely time to move.

Wanting to move about 45 mins away, close to family, to a lovely quiet area. We can't wait.

Ah sorry. It's a horrible feeling. People keep telling us it'll pick up more now we're the other side of Xmas.
