Where to live in London for quick commute to Liverpool Street?

DH and I are late 20s, no kids. Both work near Liverpool Street station. Ideally want a commute of less than 30 minutes. Looking to rent a 1-2 bedroom apartment, preferably with outside space, budget is £2,750 a month.

We much prefer period properties. Would consider something cool from the 1960s. No no to 90s or early 00s. Would consider new build.

Want nice restaurants nearby, wine bars, delis, florists etc.

Something on the overground line in hackney. Hackney downs or London fields both around 10 mins into Liverpool street. London fields also has Broadway market which would tick all your boxes

Just a few ideas. If you don't know the areas definitely worth going for a wander around all 3

I'd go for somewhere on the Elizabeth line or with easy access to it. I live a couple of stops from Paddington and it's super quick to get there and then switch to the Lizzy line and it's only about 10 mins across.

Highbury. Quick train from Drayton Park or Highbury& Islington down to Moorgate then short walk to Liverpool St. (Much nicer than a tube commute, but tube is there as a back up if you need it, or lots of buses). Highbury is quieter than Islington but has its own nice parade of restaurants/delis and then you have all of Upper St very close by for more options. Lovely period properties. We lived there in our 20s when I worked at Liverpool St and it was perfect.

You could go South of the River and get very good transport links on the Northern Line. Kennington to Moorgate is quick. Kennington also takes you to Leicester Square for theatres as there are two branches at Kennington. Battersea is two stops away too and Clapham which is very popular and worth considering.Definitely has what you want. Kennington is zone 1 and with the numerous transport options is great but cannot think of a wine bar! Most people go after work! DD is about your age and loves it there. Cleaver Square is a gem.

I’d say Hackney in your position. When I lived in London fields it was a 15 min cycle to work in Liverpool st or 20 mins via the train. London fields and Victoria park village are lovely.

Wanstead, I used to live there when I commuted to the City. Beautiful period flat just off the high street. Loved it there.
