So I have to have SSTC in order to offer on a new house?

Last time we bought we were FTB and we are preparing to put our house on the market next week, just a few DIY bits to finish. We have seen a property that looks like it ticks boxes and it's been on the market since Aug 2023.

We would like to view it but obviously our property isn't sold yet or even on the market, as I haven't sold before I'm just wondering if I'm correct in thinking we should have accepted an offer to buy our current property before we offer on a new one? We have our DIP and we know what the house is worth based on recent valuations but obviously we're not yet on the market.

Is the above the usual etiquette?

I'm sitting in a house we viewed and offered on before our house was even on the market. We bought it two years ago. We got our house on the market quickly, priced it well and it sold within days.

Was going to write something almost identical to this. PP has done it for me!

And that was during the post Covid frenzy. No EA or buyer in this market is going to block you from viewing a property. Or if they do they are mad.

You can make an offer whenever you want. But, personally I wouldn't bother viewing until you have an offer.
When we sold (5 years ago), we set off allowing anyone to view and we viewed lots of houses.
I soon stopped any one who wasn't able to proceed coming as meepingbyour house in 'viewing' condition is hard.woek when you live in it. I also realised it was wasting the time of the other sellers when we were viewing. Plus, I kept really liking a house, only for it to sell before ours.
Another thing to consider - you may accept an offer on your house that's less (or more) than you thought, affecting what you can offer moving forward.

Best thing is to approach agent and explain circumstances. They may let you view otherwise get yours onto the market ASAP to demonstrate you are serious about moving.

we are in this situation and have been viewing properties. We have found one we like and offered but the agent says that obviously the seller can still be open to offers from proceedable buyers. We are getting on the market next week but of course we may lose this house but the sellers know we want it. argh

Well a few others have said the same as me on this thread, it’s not just me! There’s just nothing to gain by going in with a defeatist attitude. Never try never know!

Must depend where you live too. Things round here are staying on the market for ages so there’s less of a frenzy I guess!

We put an offer on the house we wanted before we even put our house up for sale. Had it listed a few days later and received an offer within a week of that, so it all went fine. That was almost two years ago though, when the market was much more lively.

Some great varied opinions thanks! We have booked a viewing today. It's one of those free sell online estate agents so I didn't actually speak to anyone but I clearly selected form the drop down menu that we have a house to sell that is not yet on the market and the seller has still allowed us to view.

This could all be immaterial if we don't like it but will go and have a look.

We viewed and loved it Confused wish we hadn't viewed now! It needs a lot of cosmetic work but is priced a little lower than similar houses in the area so we can work with that, we saw past the decor and saw the potential and great sizes of the rooms for our family.

I explained our position to the seller and they confirmed they understood and to give feedback via the estate agent online portal.

Our house isn't yet on the market as we have a load of garden waste to clear this week and need to jet wash the patio etc! So realistically it's going to be the end of January before we list. I don't think there would be any point in making an offer yet (how do I now talk myself down from being attached to that house Blush)

I don't quite understand why you'd risk losing out on a house you love because your patio needs a clean and you have some garden waste to get rid of? Even if it affects pictures, I'd still list now and ask the agent to retake them once you've had chance to tidy up outside. As a buyer, neither of those issues would put me off viewing a property I liked the look of regardless.

@WYorkshireRose thanks you are probably right, I'm new to selling so finding this all a bit difficult to navigate regarding the order to do things and I had no idea I could request extra pictures! Grin

I will get the estate agent out this week and perhaps I could ask for a brief picture of one area of the garden and then update it later once it's clear.

Exciting but nerve wracking!
