Water Leak in Rental Property

What would happen if a rental property with one bathroom had a major water leak which meant the shower would need to be ripped out and replaced? Would tenants have to move out?

Depends.

On relationship between landlord and tenants, how long it is going to take and whether the toilet will be functioning.

If there is not toilet regardless of the relationship the tenants should move out.

Edited to say - it helps the argument if at least one of the tenants has a medical or health condition that means they have to have access to a toilet.

A shower replacement 2 to 3 days max. A good landlord will put you up in nice hotel if its actually necessary for you to be out of the way.

If the water needs to be turned off I would expect to be offered a hotel for a few nights, does the floor or ceiling need repar too.

Can they meet their hygiene and toilet needs at the flat while the bathroom is being ripped out? Is it even functional now while awaiting the works? If for example there’s a spare toilet and they can shower at a gym it’s reasonable to say they can stay. If the toilet is going to be out of bounds for days maybe they need re housing. If you are the landlord and have landlord insurance, do you have alternative accommodation insurance ? contact you r insurer to check if they’d pay out, don’t assume they will- they might well try and argue the tenants didn’t need to move out in the 1st place.
