Does size matter in the bedroom department?

Thought that would get your attention

We are looking to move later this year (if all the doom and gloom of the housing market holds out) and we have 2 boys aged 5 and 2. Some of the 4 beds we are currently drooling over have rather limited space bedroom wise.

We were hoping to put the boys in beds 3 & 4 to free up bed 2 for guests and as an office for somewhere to stash the computer/printer etc.

So if we have a playroom downstairs where the majority of their toys are kept (like we have now) does a bedroom have to be of a reasonable size? Of the ones we have seen on the internet, some of them have 8'7" X 6' 9" bedrooms for bedrooms 3 & 4. Is this big enough for growing boys? We are lucky that our smallest bedroom is 10' square!!

Will it only matter when they are older and wants their mates over?

Although we are gaining a bedroom it feels like we are downsizing somehow

I think bedrooms can be small for small kids if you have a play room - but as they get older it is better for them to have their own space to retreat to - so would go for bigger bedrooms if you can manage it.

DS has a small bedroom now but I can't see it working long term so we are extending. I personally would rather a 3 bed with 3 decent sized bedrooms than a 4 bed with small ones.

I'd have said that 8.7 x 6.9 is a box room not a bedroom and whilst they might be ok for little ones won't work as they grow

why don't you go for a decent 3 bed and put the boys in the same room?

Depends where you live - in central London, 8'7" by 6'9" might constitute a whole flat.

In my opinion, single bedrooms don't really count - if the bathroom is a decent size, consider swapping the two around. Alternatively, while a guest bedroom is great, how often do you have people to stay? A wall bed in the playroom might be a better alternative and fourth bed as office?

i think there is something to be said for young teenagers spending time nearer the rest of the family and not in their bedrooms all the time eg computers where mum/dad can see them
