Morden? Anyone know much about it?

Hi all,
I'm a newbie on MN. I thought this would be a good place to ask.

Me and my partner are looking for our family home - we have two kids - 2 years and 3.5 years (no more planned). We currently live in Berkshire (renting) but it's now time for the next move - buy a home. 3 bedrooms (decent sizes), with garden, hopeful for off street parking, and two reception rooms is our ideal property. We think this might be the forever home, but so long as it's "big enough".

Budget £700k (max, but it would really stretch us), but would be more comfortable paying 600-625k with current interest rates :( (I'm not working for the kids, husband is sole earner).

We are currently looking around Morden, London. I don't know the area very well. It's on the northern line which hubby needs for work and I can get to my sister's too.

I just don't know the area at all. When I did a search on Google, it was quite mixed. Some saying it's pleasant and quiet, others saying it's quite rough. I feel quite overwhelmed with all the information overload.

Safety and feeling comfortable in our area is really important. my kids are quite active so I really want to take them to the park daily and hoping to enjoy coffee shops within walking distance with them too, and meet other mums. I am a big coffee drinker!

Can anyone advice about Modern? Schools (primary and secondary)? Safety? Things to do?

Morden is a very mixed area, so it really depends where. Parts of Morden, the bits near the very beautiful Morden Hall Park, have a Wimbledon SW19 postcode. I would try and stay in that area. But overall, it's a safe area, close by to Sutton for some really excellent schools. Local schools are average, unless on the SW19 side where there are some outstanding state schools.

Morden isn't that great. Rubbish shops and pubs, a bit rough, and with your budget you could get something much nicer in Cheam or Worcester park.

Morden isn’t great, I would advise you to look elsewhere. It is the end of the northern Line but you could get SWR from a lot of places round there and jump on the NL from Waterloo.

Thank you everyone! I think we will pass on Modern. I just don't "feel" it.

@Dartmoorcheffy I'll look into Cheam / Worcester Park... do you recommend one over the other?

Cheam is a great area with good primary schools. The area near Cheam Village is lovely. Good bus links into Morden too.

Cheam has a more village like feel but is only 5 minutes from Sutton. Good public transport (rail and bus) . Worcester park is bigger with more shops but still OK. I lived there for 20 years.
