Every day there is more scare mongering in the press and I am terrified our buyers could pull out!!!
Somebody please calm me down!!!!!

If you are due to exchange this week, there is a very strong chance that your buyers ahve done their homework and know what they are doing!

I feel the same way - ours has just sold in the past fortnight.

the whole process has taken about 4 months so far!!!! I hate solicitors and councils!!!

It is abnormal though, I hope yours goes smoother

tbh I dont think any falls in prices will happen that quickly anyway (no reason for this btw! I'm no expert).
but it's always a worry isn't it as nothing is legally binding til exchange, yet you fork out hundreds of pounds beforehand.

oh god we are in the same boat. Supposed to exchange today but buyer has gone silent. Contract not been received by our solicitor and no word as to why not. Hoping its that the post is slow rather than they have cold feet. Why is there economic meltdown this week could they not have waited?

oh hell kerala - I hope everything is ok.

I called the agents,. and it turns out we havent actually spent any money yet - the survey hadnt been done, and the bank hadnt yet confirmed our mortgage. so that is good news.

bloody doomsday merchants in the press - I hold them totally responsible.

Fingers crossed for you too Kerala - last minute delays are sooo stressful aren't they, that's hopefully all it is though and will come through soon.

We accepted an offer last week and are now a bit nervous too. The dooming seems to have gone quieter over the last 24 hours or so (maybe because I've stopped listening too hard to the news tho' )

So sorry to those of you whose buyers have pulled out, ours is till around at them moment. Thanks for the good wishes, my problem at the moment is the f-ing %&$&$*(& council!

The buyer's solicitor insists we get building control approval for some work that was done in the 80s - before we bought it - even though our solicitor when we bought it didn't see it as a problem.

The council have had the application for 6 weeks, have sent us on wild goose chases costing weeks at a time, we have had to replace a window, and yesterday - when he should have given me the certificate - he admitted that he hadn't even read our struc engineer's report that we sent in 2 weeks ago! And is now asking for more info from struc engineer. But asking for info that is irrelevant. He clearly does not know what he is doing and is just asking for info other surveyors have asked for on other jobs where it would have been relevant!!!
He gets irritated when I phone him at 10:15am as he "has just got in"...and he is never there after 5!

Oh, sorry for the rant... even if we do get the certificate today we wont exchange until next week. This twunt is costing us money hand over fist!

Can I join and hyperventilate? We have the house of our dreams under offer and a buyer for ours. We had the ssurvey done today - he took 3 hours - for a homebuyers report on a mid terraced house! I fear the worst and am terrified our sale will now fall through and we won't be able to sell the house at all - ever. It isn't big enough for our family now - what shall we do? Can someone pass the gin?

Don't worry Northernlurker - surveys are taking ages at the moment because the banks are insisting on it. Our buyers only had a valuation and the guy was here for nearly two hours!

I'm very jittery too..... everyone in our small chain (although we're the top of it) is ready to exchange now but, for complex tax reasons, we were the ones who've had to delay it until the new tax year. How stupid are we going to look if it falls through due to a volatile economy in the meantime?

Had a nice e-mail from our buyers today though, they def don't sound like they will pull out.

I spose people have spent a lot of money on solicitors etc, so won't just pull out on a whim.

This is the first time I have ever wished a long weekend wasn't one - just want to crack on!

Buyer has got back in contact - she is flapping and won't exchange because of various really minor dumb things she has known about since the offer was accepted months ago. She is obviously not the sort to take a view and get on with it. Every ballsaching issue has to be agonised over. With a house of this age you could actually raise queries and consider every not straight wall forever. Sigh

SleepisFTW - sure your solicitors would have told you but could you not just get insurance for not gettng the building reg rather than having the palaver of actually getting the consent? We have done this and it made the problem go away very quickly (and relatively cheaply rather than racking up legal bills getting the sodding consent)

that is what we did when we bought the place but for some reason the buyer's solicitor is adamant not to do that. I think he likes flexing his legal muscles.
But we did get the reg notice on Friday after I phoned and complained about how obstructive our building control officer was being.
YAY! SO hopefull we can make dates on Tuesday.

Glad your buyer back in touch but what a PITA for the dithering... Some people need a firm hand, can your estate agent not talk them through it all and calm them down?

We've not heard much news from our buyers, but of course Easter has slowed things down. Apparently the survey is being put in motion though so fingers crossed.
