Just after some advice please

been offered a property and all seems perfect - well not so right now but it has potential to be what I’d like it to be. Well all seemed perfect first visit but second visit I noticed a horrid smell of sewage and realised that there a sewage thing outside the property (the green box and drain thing seen in photo)
after talking to the neighbour apparently the smell is a constant all the time.
is this normal and to be expected or a fault or something that needed sorting ?
im really concerned about the smell but dont have much way in terms of choice on whether we take the property or not

any advice appreciated

The box looks like a telecommunications terminal to me but others may know better ?
I think if a neighbour warned you that the smell is constant you should consider a full drainage survey before spending out on anything else. Personally I would be tempted to mention it to the agent and ask the vendor to have it done. Worth a try

Same, that box isn’t anything to do with sewage, it’s telecoms. I would want to get to the bottom of the drains issue though.

It looks like a sewage pumping station. They are common where sewage has to be pumped rather than moving along the sewers under gravity. Smells are common when they are starting to block up. They are usually the responsibility of the local water and sewerage company, unless its not been adopted from the housing developer yet.

pretty gutted it’s there but unfortunately I’m not in a place to say no

You pay for waste disposal services in your water and sewage bills. Insist they come out and fix it.

We looked at a house before buying this over, and I was upset we were gazumped, near a huge park, period features, less work needed than our current house. The day we viewed there was a slight sewage smell, estate agent made a vague reference to muck spreading even though we were some way from farm land. We now live in a different part of the same town and that first area always smells of sewage, in summer it can be horrific, enough to stop you using a garden etc. Apparently from people with longer local knowledge than me it's sewage pumps and that's why we would've got more house for our money. So I would avoid anything like that like the plague especially if neighbour says it always smells.

Thanks all but I can not avoid.
after getting out of a not so great marriage I’ve been left In a rubbish position and am having to rely on council help. As I’m an emergency case I have to take this property, if I say no the council will not help me for another year. So basically my hands are tied and currently am not in a position to rent or buy myself until I’m back on my feet

You'll have to take then and try for a swap. Get on the water/sewage company to do something about it too.
