Wherein North London £450k

I’m 25 and looking to buy a 1 bed flat in North London. My absolute max budget is £450k.

Where would you look? My priorities are proximity to a tube and stuff going on- I’m single no kids and that’s unlikely to change soon. I know my money will go further further out but I’ve looked at areas like Barnet and they seem more for families.

Currently looking at Finsbury Park but the places I’ve seen within budget have all been really poor.

Thank you.

Bowes Park/Bounds Green? Nice apartment stock.

Walthamstow central or Seven Sisters?

Kentish town or Tufnell park

finsbury123 · 29/12/2023 13:22

A bit cheeky but we have a 2-bed available that's we are about to begin marketing in Crouch Hill area, which is walkable from Finsbury Park--not sure if you could stretch for £475k (I know you said your budge was £450k so perhaps not helpful!)

Archway is another area to consider @McDonaldsEater if you look at the part between Archway & Tufnell park.

Tufnell park is being gentrified as we speak (already pretty nice) and Archway not too far behind I imagine. On reflection I think you will find Archway more affordable than my earlier two suggestions.

Thanks so much everyone. I hadn't thought of Bounds Green but that does look like a good option. I'll also have a look at Archway.

@finsbury123 £450 is my absolute max unfortunately, hoping to spend a bit less if I can. Always worth asking though!

The stoke newington flat is nice and I like the area (our first flat was there) but it's not close to the tube that's why it's cheaper

Glipsy · 29/12/2023 21:04

@Twiglets1 no I know - but it is a lovely flat and depending where work is for the OP it could be fine, eg if they’re in Liverpool St or near there. Lots of the younguns living up that way so there’s plenty going on socially if the commute works.

At 25 I would definitely look closer in than Barnet! Within distance of Highbury & Islington is an excellent location - on the fastest tube line, but also with overground and national rail links. The bus routes from central London are also great. Population is largely young but there's also an established family vibe so it doesn't feel too transient, lots going on, not just in immediate area, but in nearby areas. You can definitely get a 1-2 bed within budget.

I lived in H&I in my early 20s and it was great - just so convenient.
