Single storey extension Ball park figure?

Looking to replace our old, cold conservatory in the next 18 months.
Undecided as to whether to upgrade it with insulation & a warm roof or look at an extension.
It's relatively small & uncomplicated approx 3 x 4m. Has anyone had an extension of roughly this size for an idea of cost? (We're in the mids)
I think a decent renovation would be close to 20k so just pondering how much more an extension might be. If it's likely to be £££ then there's no point even getting quotes!

It can obviously differ greatly, but I'm West Midlands too, and looked at replacing our conservatory with an extension of same size 6 months ago, and was quoted £35,000. It included a downstairs toilet installation (in old kitchen) and kitchen in the extension. We couldn't go ahead in end as interest rates on mortgage went through the roof.

We were quoted 65k for a single storey permitted development extension in SE London.

Thanks! Quite a difference between 35-65k.
Must admit that I had a figure of around 35 in my head which could be doable. It will be a new conservatory roof if it's close to 65 though!

I did that project but double height + out to the side + extra porch for 90k, in SE. so I think closer to 35 than 60.

Getting rid of that conservatory was the best thing I ever did. Do go for that if you possibly can

We replaced our conservatory during covid with a single story extension, went out by 7m (5m wide) and had a lot of steelwork.
we did our own roof, electrics, plumbing and interior fit out and employed a building firm for the brickwork and steels. So far I reckon we are about 45k in. It has made a huge difference to our space, but we fell foul of material costs increasing. We are on the Cheshire staffs border.

Thanks, these are really helpful. It may be doable at the lower end so it's definitely worth us getting some quotes.
Assuming you had to get drawings done before anyone would even give a rough price?!

Sorry… we replaced our conservatory, 4m x 3.5m with a same sized extension this year. South East. £75k ish to first fix, closer to £100k all finished with new flooring, underfloor heating and new kitchen. We were getting first quotes at £35k ish, but those builders all went AWOL. It’s so nice to have lost the conservatory though!

We did a modular build for our extension OP - it's incredibly warm and well-insulated and lasts as long as a traditionally built extension, but it's much cheaper and goes up very quickly.

Just a heads up - I had a name change fail several times on the thread 🤦🏻‍♀️ So you might need to scroll through the six pages for both my user names - both spider related lol - rather than just clicking on “see all from OP”. The thread started by me asking about modular builds but a couple of pages in I started the project - there’s photos of every stage of the build from the ground screws up to a plaster finish and first fix.

We’re now fitting the kitchens and doing internal work so I’ll upload the next set of photos in a couple of weeks.

I’ve answered a lots of Qs on that thread but if you want to know anything else, please just ask. I was frustrated with the lack of info about modular builds before I started so I’m very happy to share my experiences if it helps.
