Buying a new build near a tip..

Hi All

We are looking to purchase a new build but have realised the development is about 0.5 miles away from a household recycling centre. Now we are worried about a smell developing especially in the summer months, is there anyone who currently lives near one and can give me their experience please.

Half a mile isn't really near the tip. I live that close to the tip and never even think about it.

There are houses on the road leading up to the tip - I wouldn't buy one of those.

I lived in a town surrounded by many landfill sites (fortunately I was in a part of the town that wasn't affected much but I knew plenty of people who lived near the sites). Smell is the least of your concerns. There is plenty of research showing higher rates of cancer, birth defects, lung problems, etc etc through living in proximity to a landfill and it doesn't have to be that close either. The research is one thing; what I found heartbreaking was the endless sad narratives of serious illness, birth defects, and premature deaths from affected families. Many of these stories were from doctors, nurses and midwives. We actually defeated several planning applications for further tips on the basis of the research and tragic local experiences of the existing tips, including doctors' testimony. I'd advise, stay well away. You can't put a price on your health.

Yes @DrNo007 I have heard how bad landfill sites are…I wouldn’t buy a house near one..this is actually just a household recycling centre..unless that is what you a referring too 😧

The smells from rubbish come mainly from stuff that's starting to rot so predominantly food waste and that's not generally taken to a tip. Sometimes in the summer when I go to the tip there's a nice smell of freshly cut grass or pine hedging. The big skips don't sit around full long enough to smell. You are more likely to have potential issues from dust, traffic, or idling traffic.

If it’s in Thornton Cleveleys, Lancs, nope wouldn’t touch with a bargepole. Excessive flies in summer & smells !!

I would have these concerns: often they put recycling centres on land that not a lot else can be done with, so what is the quality of the land these houses are built on? Also, noise and traffic. Lots of massive trucks going in and out of those all day, and who has never sat in a recycling centre traffic jam?

Ok if it’s just a recycling centre and doesn’t have a landfill next to it ( plenty do, even if not mentioned on the signposts) then I would relax a bit but just be aware of traffic and smell.

My favourite house was about the same distance from the tip (another recycling one) and very occasionally you could smell something but only outside and it wasn't strong. They also burn alot and I could never smell that.
