Saving for new roof. How much to set aside?

I have a small 3 bed 1930s mid-terrace house and I want to put money aside so I can replace the pitched roof when/if the time comes. It still has the original clay tiles everywhere.

I am in a small South East costal town.

Could anyone who has this type of roof redone recently give me an idea of much that could be?

I have 7k saved but assume it will be more than that...

Also I would be curious to hear how people have financed their roof replacement. add to mortgage? loan?

I would be replacing with clay as I hear concrete tiles can be too heavy for the original structure.

This is my first house on my own so I am not used to all this!

We had our roof done on a redbrick ex-council 3bed semi in 2020 for less than £4k so I think you have plenty.

I recently had a detached 4 bed house, basically a 20 x 35 rectangle, relined and reslated.

The bill came to £20k including scaffolding and reflashing two chimneys. I'm in Hampshire. So I guess about half that.

I saved up for 8 years, and paid cash.

Thank you for the replies so far. I wanted to save at least £10k to have peace of mind.

I am going to continue putting money aside every month :)

£16-17k: 1930s 3 bed semi, clay tiles, 2022, East Anglia. New felt (none present previously!), insulation on the curved edge of the bedroom ceilings, new gutters/boards/fascias (?), chimney toppers to stop birds, lead on top of bay window , the lot. Not the cheapest company but a reliable one.

Material costs have increased hugely since then, as have fuel/wages etc.
Our 3 bed in a small North West town cost &11k in 2021.

The gutters are all new by the way. I have had that replaced already.

Get your roof assessed so you know how much longer it will last.

Then get some quotes (more then one) to find out how much it would cost to replace now.

Depending on how long you have before you'd need to replace the whole roof, add some £££ to account for inflation in that period and that's how much you'd need to save.

If you haven't replaced the roof in 10 years time, repeat the exercise.
