Garden vs Bedrooms for kids

In our neighbourhood our budget will either get us a house with 4 large double bedrooms and a decent 40 foot garden or a house with smaller bedrooms but a huge garden (100+ feet).

It has to do the houses with big gardens being in a conservation area.

Our girls now are still primary school age and would love a huge garden but I think as they get older bigger bedrooms would be more valuable!

Struggling to decide between two houses so keen to hear others thoughts!

@PuttingDownRoots the smallest room would be a small single. So about 70 sqft. My youngest has only just turned 3 so she wouldn't have an opinion on it yet!

Bedrooms . You can do lots with a smallish garden .

Garden all the way. It's a whole family extra room and they'll love it for having friends over and parties as well. Actually I'd prefer my kids didn't spend all their time in their rooms, so the trend for big rooms that are like little bedsits is with en suites doesn't appeal to me; I'd rather have more family space! My kids loved our big garden for imaginative play and it kept them off screens.

A 40ft garden is plenty for parties. A 100ft is not needed for that. Big bedrooms though are a must as teens get bigger. They'll want double beds.

This sounds great. I wouldn't have any doubts about going for that, especially as you've no time to garden anyway, and therefore I would say no passion for it. Your DC will be fine with 40ft and they'll much prefer a decent bedroom size as they get older. My DC don't set foot in the garden any more now they're at secondary. Neither do I very much tbh. 100ft gardens are great if you're a gardener or got football fixated kids without a nearby park, but in your situation, it wouldn't have the edge priority wise at all.

Indoor space and bedrooms, especially as you don’t have time to garden. 40ft is absolutely fine.

Thanks everyone. I think that's where I'm leaning as well as the other house is also generally bigger with more storage and a cellar so is also more practical.

Bedrooms, they use those 365 days a year and they honestly grow out of using the garden all the time as they get older. Imagine them as adult sized teens rather than the wee little things they are now.

Bedrooms a thousand percent. You've still got a garden, other outdoor options, bedrooms are sanctuaries, especially for teens.

Definitely bedrooms in your situation. I thought you were going to say the garden was a tiny courtyard. You still have a very decent garden. Also where I am we had one of the wettest summers ever so lots of indoor time. Yes you can wrap up young children and they will play in puddles etc etc etc but teens or pre teens won't do that so we had lots of going to various houses over the summer to hang out. It wasn't a case of not wanting to go outside they just couldn't go out. Also like a PP has said many DC will live at home for longer during and long after third level education so it's great to have space for them
