Excellent tenants moved in, in July. They have asked EA if I would consider a fixed twelve month tenancy next. They say they are long term. Any opinions /experience on this. Obviously I am aware it is a landlords market .Not looking to sell at the moment. Thankyou.

We rent and have a two year tenancy with our landlady. We've been in the property for 8 and a half years. We love and respect our home and I think she knows that as well.

If you value good tenants over regular rent rises, maybe they would prefer a two year with a one year break clause. If you offer them good security, they will continue to look after it.

If they’re excellent tenants, then why wouldn’t you?

I’ve had my fill of less than excellent tenants on shorter contracts, and it’s a real pain seeing them off the premises and new ones in. Costs money and time.

They love living there and want the security .I wouldn't want them looking elsewhere because they felt insecure b.t.w . What would a break clause mean exactly? Put the rent up? Ask them to leave? Thanks.

Isn't that fairly normal to have a year's tenancy and then renew it?

It might be that they want to keep their options open: they might be planning to have a child and might need a bigger property or they might hope to buy their own place at some point.

A break clause would allow either of you to give notice to end the tenancy. You can't put the rent up during a fixed term period.
Again, why wouldn't you agree a 12 month tenancy? Why are you contemplating putting the rent up?

Helpful answers .Answering questions .A rolling tenancy would give me more flexibility .Rent increase ? To keep in line with inflation. From what I can gather ,unlikely to buy or move area or have a child. Surely two years with a one year break clause is the same legally as just a year and then renewing? With EA and do not pay for new contract. Thank you.

Yes, it is the same, but the point for the tenants is that you agree to keep the rent the same for two years, and it shows you are committed to long term tenants as your main priority, which is more likely to make them feel settled and less likely to look around.

Being a tenant we have always looked for this when renting as we want and need the security for our family. We've rented several properties now. The 12 month fixed term option with a rent review once a year has worked well for us apart from this year when the rent has gone up by £70 a month which was a shock but we love our home and can't move anyways as everything else is more expensive than what were paying but we're now on a rolling contract but still with rent review only once a year.
