Layout help please!

This is the house that we are buying and although it is lovely as it is, I am not absolutely happy and ecstatic with the layout.

The dining room is being used as a second sitting room by the current owners.
What I would like to do is to knock down the wall between the dining room and kitchen to open up the area. I would then move all the kitchen units and the sink from the extension to the dining room. I assume it shouldn't be too difficult to move the sink as there is plumbing in the garage.

The stove can continue to live in the middle on a kitchen island if the gas line can't be moved somewhere on a side unit.

The extension is now freed up and we can set a formal dining table in there overlooking the garden. There is currently windows there connecting the garden which can stay or we can opt for sliding or bifolds if budget permits.
Please tell me that these are not silly at all and are doable without breaking the bank!

Also, I wonder anyone has any clever ideas to connect the living room with the kitchen diner.
Currently they just feel separate and distant.

It's doable, but it's going to be expensive. That's likely to be a structural wall, and then moving the whole kitchen (would you want to replace it anyway?).

Unless you are buying it as a renovation project with a price to match you may be better off looking for another house that suits you better.

The building company that I use says anything is doable. If you are prepared to pay the price .
I thjnk I would move the wall between the utility and dining room.
Just move it back a bit,which would square off the kitchen/dining room. But you would still need to keep a door there, and a door into the new dining room. It might be easier to visualise if you could give is the sizes of the rooms ,if you have them .
