Help with renting….

I’ve never rented before. I got a full time job and was looking to move out first time etc but got pregnant…. i’ve been too depressed in Pregnancy and Postpartum too do anything like save and etc in fact I got into some debt. But i’m looking to rent now and debt is sorted. My maternity leave is coming to an end. I also get PIP.

Not sure what the situation is with DC Dad.. so will say SP renting…

When i’m back working full time i’d only get £100 in UC child element on top. But usually my workplace gives everyone at least £100 bonus on top, it’s taxed but still it’s never really less than £100 usually between £150-£200 range. So my salary will look higher than what is it anyway so i’ll get £0 or nearly £0 in UC just child benefit.

Im wondering if PIP would be suitable to offer to landlords on top of my salary? Its non means tested but a benefit so not classed as income…

I also wondering to try in six months and offer six months rent upfront or will landlords think i’m dodgy?

Guarantor.. would probs have to use a agency guarantor…

My credit score has gone good to poor to now “average” but no defaults, cjjs, iva etc.

Ive left it a bit late depression isn’t that good of an excuse but a honest reason and it’s a mess bringing a child in the world like this yeah yeah I know but … i’m just wondering where to start. DSS friendly ? Social Housing, wait ( ages) on the list? maybe get a temp emergency apartment and housing quick? 6 months rent upfront+agency guarantor … idk

Any advice is welcome… i don’t need shame just advice…

They have to accept pip or else they would be discriminating against people with disabilities which is illegal.

Are you sure about UC? You'd have to be on a very high wage to get nothing at all?

Don't forget you would get a housing benefit element to theUC when you are renting.

They don't have to I don't think as PIP is often a short term award. there is never any guarantee it will be awarded again especially if a condition has improved.

Op where are you living at the moment? are you splitting form your partner ? Do you own a house that will be sold?

Well I’ve phoned UC.. if i don’t get housing benefit/help… the first £631 I earn doesn’t get deducted… if I get HB/Help the first £379 doesn’t get deducted

So if I earn £1631 per month….. without HB Help… forget the 631… take away 55% from 1000 which takes off £550…. then take away £550 from £638 ( £638 being UC single parent and child element) that leaves £88…

I get just under £1600 pcm from work…. but I usually get a bonus, everyone does and while it’s taxed that ranges from £100-£300 extra pcm… So some months I get £1650, £1700, £1800 after tax pcm and so on… so those months I’m guessing will be £0 or nearly £0 UC

ive got for a long time which i could prove… I do know someone who’s never worked and just gets uc, housing benefit and pip long term whos just private renting off that but they are deemed “moderately-survivor” disabled and went from care system and supported living first..

I was just wondering if I could prove to lenders that I can afford just by salary and PIP as a backup in a sense? I know PIP is for care and mobility costs but I think having a roof over head is part of care aswell.. I know lenders don’t have to see it my way…

I’m not sure with partner.

At home, parents … council house no one pays rent… so no one owns it… i don’t wanna out myself… but basically i’ve never rented or paid official rent…

I know it’s privileged to be able to live at home and pay no or next to nothing bills to parents for “rent” but eventually with a child need own place…

i get confused with that but i’m wondering more if pip would be a reasonable benefit for them to consider as a shortfall/backup if i don’t exactly meet threshold…

Depending on whereabouts you are I think you'll struggle to find anywhere. Rental properties are getting fewer so much more competion and LL's can be as choosy as they like.
