Is this a reasonable offer?

I know there are lots of factors but is an offer of £650K on a £685K asking price reasonable in this market?

semi rural large village, south east, just outside Home Counties. Market seems quite slow.

I think it’s reasonable (and is all I can realistically afford) but am worried vendors won’t as they have reduced twice already.

I will be chain free and a cash buyer. They’re chain free too.

I think is about 2.4% under so not insulting is it?

aside from it being all I can afford I don’t want to over pay and have heard prices may fall further next year.

im keen to get out of rented and move forward as part of a divorce.

We offered £28k below asking and they accepted. We was no chain. We was the 1st to view as well. Always worth an ask. Good luck.

Ok will try and hold my nerve.

They’re thinking of renting it out as an alternative (want to move abroad in a few months) and there is lots of demand for that but would be hassle for them.

If it’s the highest you can go I’d state that when you make the offer, and stress your credentials and that you’re a serious buyer who can be flexible to suit their timeframe (assuming you can). It’s not an insulting offer although I’d guess from them listing at £685k rather than £675k that they’re hoping to achieve £660k+.

I could try and beg borrow and steal the difference (parents possibly) but it will get complicated.

Don’t feel you have to go higher than you’re comfortable to - it’s just unless someone states it’s their maximum offer I think many people assume it’s just a warm up offer and actually there’s wiggle room. Or maybe that’s just me 😁

the difference is less then 3 %, it is a good offer.
They might not be interested in a quick move by the way, depending on their situation so I would consider this factor carefully as well.
Are you going to do a survey ? I would do anyway even if you are a cash buyer, and I would still put subject to a survey in your offer ( I think it’s something like this) because a survey might uncover some surprises (fingers crossed not).
